    I wonder if anyone has come across this problem before. A supported living scheme is to provide a home for one young man with very high support needs. There will always be 3 staff to one resident. Apparently standard self-closers cannot be used on the fire doors because of tampering risk from resident. I suggested Perko or Perkomatic be considered but the joiners have responded as follows: "We have looked into various options for the door closures at Sandford lane which also include the standard Perkos and Perkomatics but we cant see how these are going to work with the anti-slam mechanism installed to the heads of the doors.     I’ve an early 1900s 3 storey holiday let, it has 4 bedrooms which occupy the 2/3rd floors it has one stairwell, travel distance is 16mtrs to exit from furthest bedroom , it has a D LD2 fire alarm system, I’m wondering whether I need FD30s fire doors to protect the escape route or solid timber doors with closers would be sufficient

    I had some FD30S fire doors fitted in a block of flats complete with a FIRAS installation certificate in 2017; however, when I inspected the doors I could not see the smoke seal, only what looked like a draft excluder around the frame. I questioned this with the manufacturer, and they said the Aquamac 21 weather seals were the smoke seal. I have asked for the data sheet, but does anyone know if a weather seal is essentially the same as a smoke seal? I can't see any reference to Aquamac 21 having BS 476 31.1 testing. Thanks, Mike

    Hi Could you tell me the maximum spacings for the fixing of a fire door frame . I usually come 150mm from top and the bottom, put one in the centre and split the difference of the other two. Making that five fixings per side. I have been told by another installer that new regulations are 100mm max top and bottom and 450mm max spacings centre to centre. Are there any different regulations for fd30, fd60 etc Many thanks

    Hi all, I have found some fire doors (FD30 and FD60, timber) which have baffled me and am looking for some guidance if possible. The first thing I looked for was the certification label on the top of the door. Several are missing, however several have been damaged by intumescent fire strips (the brush type) these are literally going straight through the labels on the actual door rather than door frame. Am I correct in thinking these are been retro fitted at a later date? Unfortunately the labels are so badly damaged I cannot see any details.     We are having our front door replaced with a composite door ( non fire door ) that opens onto a path. Our management company say after the grenfell tower fire it needs to be a fire door. Is this true?

    Does a door from a single staircase on to a second floor balcony providing access to three flats need to be a fire door, e.g. to an FD30 or FD30S standard? The staircase only serves that floor, as the ground/first floor maisonettes are independently and externally accessible, and the building is of concrete construction. The stair is considered 'sterile'. The travel distance between the protected stair and the door to the furthest flat is 14m, and the window openings onto the balcony are at least 1.1m above the finished floor level. Thanks

  11. Hi all, I had a question about installing fire door assemblies in commercial premises. I get asked about installing fire door assemblies very rarely. Probably 3-4 times a year. I looked into the BM Trada Q Mark qualification but unfortunately the annual membership makes it prohibitively expensive. It's a shame because I want to do the right thing and I would love to do the course. There is just not an option for low volume installs. My question is, would I be able to install a fire door assembly, inspect it (I'm going for my CertFDI at the moment) and write out a cert?     I’m trying to determine why my flat has two doors. The first door from the shared hallway opens into a space approx 1m x 1m then there is another door that goes into the flat. Neither door looks like a fire door they just look like cheap ply doors. Anyone have any ideas about why this arrangement might be in place or recommendations for advice on ensuring the flat is fire safe? Thank you

    Hi Got new 54mm thick doors fitted in an assisted living building, 2 wings, 2 storey, the doors close automatic about 9.45 p.m but if anybody uses them after that time, or the paper boy before 7.00 a.m the doors slam shut, make hell of a bang and shake the walls of the nearest flats ? I think the closers could probably be adjusted to make them close softer but Why cant the doors be left open all the time considering they are attached to the alarm system anyway ?

    Hi My apartment has a small landing which is shared with another apartment there is a fire door which allows access and egress which has a fire do FD30. Do the 2 apartments need to have self closing devices on them.The 2 apartments doors are fire doors with no self closing devices on them. Thanks

    Hi there, I was after some advice. I live in a small block of flats. We are lucky enough to have two internal means of escape (an exit at each end of the building). Our existing entrance doors are old solid doors but unlikely to be classed as a fire door. We have a fully functioning fire alarm system with detectors in every flat. As there are two means of escape available to all residents how important is it that we get compliant fire doors installed? Would this be essential or more of a recommendation? Many thanks- James

    HI , we are a bespoke joinery company, who have been asked to ensure a door within a panelled wall is FD20 rated. Is it possible for us to make up a door to a known construction, or does it have to be tested? Alternatively, can we overlip and veneer a fire rated panel without altering it's rating?

    Hi, I work in a commercial environment, no sleeping occupants, no disabled, no high risk occupants. I am also trained to complete fire risk assessments, but have only done them in my place of work, this was over 10 years ago, so im, perhaps, a bit foggy these days. Right, so, we have a number of fire doors, mostly FD30S but some FD60S.     Good afternoon, I am currently assisting a local company with their Health & Safety compliance. The building they use, spread over three floors, is predominantly used for office-type activities. It is around 75 years old. There are currently no fire doors installed.   21. Hello, I'd like some help regarding my flat's front door. I live in a council block and I was burgled a month ago (see photos of the previous blue door). On Monday a workman came around to replace the door and I'm alarmed at the quality of his work which he took 9 hours to complete. This is supposed to be a fire door (PLY INT FD 838 P), but he trimmed it because it did not fit the frame. The area around the lock feels spongy and actually there is a crack when I press down gently.     We are designing a three storey, timber frame house that needs FD30(s) fire doors but we are also fitting an MVHR system which needs a 10mm ventilation gap under the doors which conflict with Building Regulations. We have looked around for doors and spoken to many companies and all have not come across this before. MVHR in 3 storey cannot be new? One company suggested we use a sprinkler system. Any ideas would be welcome!

    Hi all, I’m a maintenance man in a care home and I’ve been asked to replace a door frame liner on a fire door. Just wondering if you need any kid of qualifications to do this or is fine to proceed (definitely not beyond my skill set) also, the existing door liner that’s coming out is 25mm thick, so is that actually a fire rated liner? i just purchased a fire door liner kit that’s 32mm thick any help would be greatly appreciated

Can anyone explain the exam ie, is it multiple choice or standard questions, and also what the route is then to becoming a Inspector and how long this can take?     I would like some guidance with regard volume and allocation of Fire Doors on site. I have numerous sites where the office based maintenance team in the past have been very liberal with the use of fire door signage and as such almost every door has a FD sign on it. As I try to educate the site team on the importance of maintaining these assets, the realisation is that only a percentage of these doors should be acting as actual fire doors. I have an understanding of the doors leading onto fire escape routes, kitchens etc, but further to looking in BS9999, I am still struggling to understand the logic behind dead end situations and one route means of escape.…
