Hi! I have a similar question about the entrance door to our flat, which we would like to replace. We are on the second floor of a small block built in the 50ies. The flat entrance is on a balcony shared by other flats, it is open air, not on a closed corridor. We would like to put a composite contemporary wood door. Can anyone tell me what the official regulations are for external flat entry doors? Between every flat entrance there are approx 5m distance, as said, on a outdoor balcony. Thanks in advance for any advice. Barbara

Hello I’m hoping you can advise me. I have a small joinery company and have been asked to supply occasional replacement fire doors and frames that have been damaged through forced entry. Could you tell me if there is a course i can attend to enable me to certify any of the replacement doors and frames we supply. Regards Kenny

Hi I have been asked to replace a few hinges and handles on some fire doors in an small healthcare building after by a fire safety inspection. The original architect drawings showed FD30S. The building was built in 1999/2000. There are no CE or BS marks on the old hinges or mortice locks and no intumescent pads. Is this normal for a building of that age? The reason I'm asking is that if all the hinges and locks were incorrectly installed in 2000 then that'll be a landlord issue for providing a defective building and every door will need to be updated. If we only need to replace the worn hinges and dropping handles then that's a tenant issue under repai…

In my office there is a double firedoor at least 8 feet high and on one side it locks with recessed locks top and bottom and the other door is on a closer, the lock at the top must stretch 3 feet i guess because its so high to reach the top but in that area there is then no fire seals. Does that seem right?

Hi could you pls advise me, I’m living in a 4 in a block flat and all the flat doors opening to the close area are fd30, however due to sound problems my housing association has replaced the fd30 door for a 54mm thick door and a pine frame. Given all 54mm solid core doors seem to be fd60 doors should the frame be made of hardwood or given there only looking for the door to act as a 30min door dose the frame meet the correct regulations?

Hi, on inspecting a Emergency Exit door there is a blind present covering the whole door (to block out sunlight). Understandably this is in place due to a school classroom to block out sun but what is the clarification on A the signage being out of sight and B the blind blocking the exit in a panic situation?

I am a maintenance operative at a secure mental health facility. Following on from attending a fire Marshall course the fire door inspections have now had many failers. These are mainly due to excess gaps around the doors, and damage to the leading edges. I have seen Envirograf products for replacement and intumescent strip. But would it be possible to trim the door and install a strip of hardwood, rebated for intumescent strip. This would allow for the extra needed to fill the excessspace, and would be much more cost effective. We also have some doors with the closer rebated into the top of the door. Some of these have upto 10mm gaps above the door. We can install an ext…

Hi, I've got a two part question. Do intumescent strip seals have a finite life before they need to be replaced? Does a communal fire door in an existing building require smoke seals in addition to inumescent strips in order to be compliant with FSO 2005? Thanks.

Hi - I'm trying to clarify what scope the certification of installers would cover. I'm being told by my carpentry contractor that their installers were certified on one project for the fire doors they installed there, but the same installers are not certificated to install fire doors on my project because the contractor is not supplying the door set. While I accept the contractor cannot guarantee the chain of custody of my door sets, isn't certification of competency to install fire doors meant to be global across all installation scenarios, irrespective of who sources the fire door set, provided the door set comes with it's own certificate?

Hi I've got these to put on the door, and left a 3mm gap at the bottom so the brushes just touch the floor. However, whether they are poorly made or its just debris on the floor, the brushes have been coming away in a few days. the brushes are 4mm, so theres a 1mm contact with the flooring. Does the 3mm gap need to include the brush, and why are the brushes coming off so quickly - the plastic is still on the door, just the brush itself coming off. https://www.screwfix.com/p/firestop-intumescent-fire-smoke-seal-brown-15-x-4-x-1050mm-5-pack/52186?kpid=52186&ds_kid=92700022061884191&ds_rl=1241687&ds_rl=1245250&ds_rl=1244072…

Hi, I've recently installed new carpets to my bedrooms and need to trim the bottom of the fire door by 1-2mm. I've checked the certification label and found relevant information on the manufacturer's website that 10mm gap is allowed and I would meet this requirement even if I remove 2mm from the doors. All is good but the trouble is I found the certification label on the bottom of the door leaf, not the top! I now wonder if the developer of the flats installed the door upside down. Unfortunately if the door is to be trimmed the label would definitely have to be removed. While I understand the door will no longer be guaranteed by the certification, wo…

Hello, I was hoping you can help me, what is the requirement for sheltered housing to have a fire door in the kitchen that currently has a heat detector and this is a bedsit, so the kitchen leads onto the lounge although the reason why residents removed is due to space? Thank you

I have looked through some of these threads and done some research but not really seen the answer I am after. I have the old chain closers on the fire doors but want to get rid of them. It looks to me that you don’t need the self closing fire doors anymore, is that correct? Or if you do then it looks like you can get the spring loaded hinges, would that be ok? thanks.

Hi, I wondered if someone could help me with some queries I have about some fire doors which are being made by a joiner for our house. The doors are on the first floor leading to bedrooms. It is a requirement we have fire doors so that we can convert our loft into a bedroom. The joiner has built the frames and the intumescent strip is not completely uninterrupted around the door frame. There is is a gap of about 10cm below the face plate and no intumescent strip where the hinges are. Is this acceptable? My understanding was that it should be a continuous strip. Also the fire rating certificate has been cut off the door leafs. I read on this website http://w…

I have come across a fire door that opens over a ramp, therefore the door in the closed position has a gap of 35mm hinged side to 75mm on the latch/handle side. This is to accommodate opening over an upward slope. a nightmare I know, the ramps have not been fitted correctly as per AD K, but he we are. Any suggestions about the door or other solutions please. Thanks Paul

We are currently inspecting some fire doors in new and existing buildings, the question is that in some legislation I have read that there is a requirement to replace 100% of the fire doors if a certain percentage require replacing, but for the life of me I can not remember where. Can anyone else recall this or can I just carry on and replace individual doors which is what the owners want.

I’m trying to find guidance on the fire and smoke rating of passenger lifts in small blocks of flats (up to four storeys). What is required on passenger lift doors to prevent spread of fire and smoke between floors should a fire occur in a lift shaft or car?

Would like some advice on FD30s and FD60s doors. If they are fitted with smoke blades around the frame or leaf, is there a maximum interruption allowance, for example; where the smoke seal is obstructed by a hinge blade or a lock/latch. Do the seals have to be continuous around the leaf or frame, for the door to be considered adequate enough to do its job?

Hello, I am planning to change my current living room door and I am struggling to find information on what are the requirements for the new assembly to be fire rated. The existing door is single leaf and it opens into the living room. At the top and sides of the existing frame there is a rebate which the door closes against. Outside the living room is a corridor which leads to the main exit door of the flat (second floor stairs). I would like to make the current opening wider and install two leaves, one leaf to be 838mm wide to open into the living room plus a 533mm wide side panel which (if opened) would open into the corridor (not to clash with furniture…
