We are currently inspecting some fire doors in new and existing buildings, the question is that in some legislation I have read that there is a requirement to replace 100% of the fire doors if a certain percentage require replacing, but for the life of me I can not remember where. Can anyone else recall this or can I just carry on and replace individual doors which is what the owners want.

I’m trying to find guidance on the fire and smoke rating of passenger lifts in small blocks of flats (up to four storeys). What is required on passenger lift doors to prevent spread of fire and smoke between floors should a fire occur in a lift shaft or car?

Would like some advice on FD30s and FD60s doors. If they are fitted with smoke blades around the frame or leaf, is there a maximum interruption allowance, for example; where the smoke seal is obstructed by a hinge blade or a lock/latch. Do the seals have to be continuous around the leaf or frame, for the door to be considered adequate enough to do its job?

Hello, I am planning to change my current living room door and I am struggling to find information on what are the requirements for the new assembly to be fire rated. The existing door is single leaf and it opens into the living room. At the top and sides of the existing frame there is a rebate which the door closes against. Outside the living room is a corridor which leads to the main exit door of the flat (second floor stairs). I would like to make the current opening wider and install two leaves, one leaf to be 838mm wide to open into the living room plus a 533mm wide side panel which (if opened) would open into the corridor (not to clash with furniture…

I live in a block of four flats with the communal area in the middle this is blocked by two entrances front door and back door. I sometimes wedge the rear door open to air the communal area . Is this illegal and against the law as a fire hazard to other residents in the block. ??

Hi Safelincs, Could you please advise on bespoke FD30 fire doors for kitchen and living room? We currently have standard door frames and would like to replace them with glazed fire doors. Unfortunately they are not standard size but a little smaller so we believe they will need to be made bespoke. Do you know whether this is possible? Thanks Tim

Hi, We have just recently bought FD30 doors which we have had installed in. Due to the size of the door openings and unlevelled walls the builder had to trim them all. Does anyone know what is the maximum amount that you can trim a fire door? Once trimmed what paint needs to be applied to seal the door if any? Has anyone ever used an intumescent paint and any brand you would advise? Besides, what is the maximum space allowed between the door and the floor? Thank you

I recently purchased a flat and decided to do some works - in particular, I built a utility closet to house a washing machine and a dryer in the entrance hall. I have been working with Building Control and they first demanded a 30 minutes fire rated door to be installed in the cupboard. my house is 3 floors but the rooms do not have fire doors on them. if i would god forbid have a fire will my home insurance make me problems because i didnt have fire doors?

Hi, I hav a project that the client has specified a 4.5m height x 3.8m width double door and the door required a 2 hours fire resistance in both integrity and insulation (BS/BS EN Standard). Are there any existing door hav met those requirement above? If not, are there any laboratory in the world would provide fire test for fire door in this size? Any advice or alternative would help. Came across this site by accident but thought I would submit my concerns regarding work going on in a block of flats I live in.Work started in January this year 2018,and front door which was Georgian glass replaced with a wooden door.All Corridor doors and stairwell doors also replaced.Half way into the third week when walking down one of the stairwells I was shocked to find three doors on three floors had been hung without a closer in place and were wide open.Now this is just the same as if the door had been propped or wedged open and is in fact illegal.Got in touch with the owners of the flats but nothing changed.One fire door to a stairwell was without a closer for el…

Would I be correct is saying that a small non domestic property consisting of several meeting rooms which was built pre 2010 does not nessasarily require fire doors if fire escape routes are simple and of minimal distance but insurance may require them for propert loss due to fire spread.

We live in a first floor maisonette with its own front door and without any areas common to the ground floor flat. It is the first floor of a two-storeyed semi-detached house built in 1925 in suburban London. There are substantial sized windows in the flat which would at least permit exit if there were a fire and the stairs were out of action. I write on behalf of a resident owned management company maintaining 15 flats built in the 1970s and presumably complying with building regs at that time. The doors leading from the flats to the common lobby areas are thought to be fire doors based purely on appearance (44mm think with wired glazed panels). They may possibly be FD30 but are certainly not FD30S as they lack intumescent strips, smoke seals and self closers. Hi, I was hoping that you could help with some questions regarding fire doors in a residential property. I am changing my front door, which is situated internally between my flat and a communal hallway. They apparently have to be fire doors, and my query is to what actually constitutes a fire door. I know that it needs to hold back fire for a min of 30 minutes, but would that include something like an old solid wood door for example? I'd really like an old door as opposed to a new one, but am unsure as to whether it would qualify. Any help you can give would be much appreciated, thank you.

What is the minimum depth of a flat front exit fire door and is it a requirement to be this depth for the whole width of the door. Can a panel door be a flat front exit door to legal fire standards.

Hi, I'm opening a cafe. There won't be any cooking but there will be people moving through with plates and drinks. There is an existing door at the bottom of the L-shaped premise to access through. Can I remove this door and if not, would I need to fit fire doors throughout? Thanks, David

I am living in a converted flat consisting of 2nd and 3rd floor of a property and all the interns doors and entrance door had consealed self closer installed. Since having a baby we removed them all as they were very dangerous with a moving baby. Now that we are selling the flat, do we need to reinstall them? Would that require say for surverying purposes?

If a door set has a fire door and slave 1/4 door in an office environment, should the 1/4 door be locked or open? The fire door is wide enough to comply as a means of escape and the 1/4 is thought to be to allow furniture moves, etc. Both main and slave doors have a self-closer.
