    Hi, I've been asked to advise a client on the following scenario and am struggling to provide an answer that either I or the client is happy with. The client owns a flat in converted three-storey terrace house. The house was converted around 20 years ago. The entrance door to the common areas is at ground level at the front of the buidling. The front door to the neighbouring house is next to this door (about 50cm to the side). The neighbouring house is a single three-storey dwelling.     Please can you advise where I can find information concerning when it is a requirement to have door closers. Closers have been removed in our apartment and I can see no legal reason why I would need to replace them. Can you advise?

    We have just had some major renovations done at one of our offices including new rooms being built etc. One of these is a store room, inside is a mains distribution board, but i am shocked that the door is NOT a fire door. My question is - should it be? The room stores cardboard stock and spare furniture

    Hello, I don't know if you can advise me but - recently moved into a flat in a purpose built block and all the internal doors in the flat are very heavy, (presumably fire doors) which will not stay open or ajar and close too heavily behind you, causing potential injury to hand or legs which might be in the way. Can these doors be modified in some way to become 'normal'doors ?They appear to have a 3rd chain like hinge in the middle. Thanks

    I have fitted 1st floor fire, strips sides,top and bottom. I am now told that I need pads under the hinges, why? What their purpose??? It's all over kill....

    Hi, We have come across some Timber Doors in Aluminum Frames. No evidence on the doors, no documents from site so no information available on these doors. Door leaf is FD30 with both 10mm & 20mm Blade installed, has large gaps of 7mm between head (Handle side) Can remedial work be carried out on these or recommended for a new door set? Thanks, Stu

    i have taken some poor advise and have added a 2mm veneer to the side of a door frame to bring the gaps down on the fire door that is fitted, it has know been flagged up by the customer as not being able to be signed off what are my options Many thanks

  9. Hi, I’m hoping someone can help clarify fire door regulations for us? Much of this post is providing context; the final two paragraphs are where my questions are. Our leasehold development consists of 3 x three-storey blocks (all under 11 metres high) built in 1986 — one block has 9 flats (3 on each floor), and the other two blocks (which are joined, but have separate access doors) have 6 flats each (2 flats per floor).     I own my flat in a managed block, and have done for 28 years. Last months I had an inspection of my front door, and the management company sent a letter asking me to make some alterations. Apparently I need new hinges, a device to ensure the door closes itself and the gap needs to be smaller. What in your opinion would be a reasonable timeframe to make these improvements? They're insisting on three months which I'm questioning. I understand the law changed in 2021 which means they've waited five years before carrying out the inspection.

    Hi (Not letting my upload photo) We have a cross corridor double door set leading from a large lobby area on ground floor into a lift lobby of 4 lifts with a rear exit staircase (Fire door to staircase). There is also a fire exit at the rear of the lifts leading outside via push bar. (33 story building) There has been an air pressure problem in the past and someone has installed 4 x fire rated vents (Not smoke) to relieve the air pressure which it has done.     We have had a fire door installed in our building but the floor is not level. The door does not have to have smoke control but there is a 10mm gap under the door but the manufacturer states the fire door should have a 6mm gap. Could we reduce the gap with a surfaced mounted drop down seal?

  14. Hi all, back to the hive mind for some advice on the following. We've done a lot of upgrades to existing nominal FD30 flat entrance doors, adding lots of fittings to bring them closer to current standards, one of those fittings being intumescent brush seals. We've got a couple of the flats that are struggling with air pressure issues in the hallways that are stopping the closer from working properly, open a hallway door and it closes perfectly, close the door and the air pressure stops it.     Hi Can you please help me with some advice on 3 x FD30 door gaps ,top latch side corner adjustment. My question is.. can I remove architraves and door stops on that side and cut through the frame to adjust the gap and re screw it at an angle through the back of the frame. Ill understand if you don’t want to guide me but I’m stuck and don’t want to make a mistake .

    Can anyone advise how i can fix a one off gap in the corner of my door so the gap is no more than 4mm all the way around? The door is fine and fits the frame ok but the top corner (latch side) has a 6mm gap where the rest is 4mm or under, how/what can I do to adjust it to only affect the top corner?

    Hi, I am building an extension to my two storey semi detached house. My building control inspector has confirmed I need a fire door for what will be the side rear door of the house due to it being within 1 meter of the boundary with a neighbour. ive looked endlessly for a composite fire door that meets the latest regulations post Grenfell Tower but no one seems to offer them any more. Every firm I’ve rung says they do not offer fire doors or that they can only be fitted as an internal door set.     I have a three storey house, with kitchen being on the first floor and four bedrooms being on the ground floor. Do I need to have fire doors on the ground floor as well as the first and second inhabited rooms. The electric meter is in a cupboard under the stairs on the ground floor. Does this need to be FD30 as well.

    I have been installing fire doors for a few years now and have always used an approved fire stopping sealant for 5-10mm gap and anything between 10-20mm have packed mineral wool tightly and capped with fire stopping sealant. If the gap was over 20mm then we would then look to do something to substrate for example for stud wall repair wall where possible. I know blue 60 is on the market but I’m now seeing installers using a mastic that they say is up to 30mm (with mineral wool) is this an acceptable method for door frames? It’s not often this happens but on occasion the arch’s have not been removed by surveyor.

    I need to put a self closing fire door for my kitchen as the kitchen entance opens into the fire escape route of the flat. Flat is on the 3rd floor of a conversion building. A hinged fire rated door would be too large for the limited dining area. I am thinking of a surface mount sliding door, but cannot find one that is self closing. Pocket door are not ideal in this case. I am also thinkign for two double action fire rated doors (sallon style), which are self closing. Any ideas or feedback?

    Hello all, I would be very interested in your thoughts on this matter. When we fire test steel framed glazed fire doors, the sample is installed with a simple base clearance gap to the supporting construction, usually a concrete beam or build-up of concrete blocks. The outcome rarely involves an integrity failure at the base, simply because there is nothing combustible there. In the field, the expectation will be that some form of floor finish will be laid over the floor and that the tested clearance gap will be set against the finished floor. Presumably there is no firm guarantee that the carpet will not ignite, nor how close to the door this might oc…
