Hi what is the maximum linear gap for a steel doorset? I have just come across a door set that has no information but at the head of the door the sealant is 35mm wide on a block wall.Would this be compliant?

What are the requirements for door stops (part of the frame-usually nailed to the lining of the door) in FD30 doors? Assuming adequate intumescent seals are fitted into doors/linings does the door stop need to be of a certain thickness? I seem to get different information from my suppliers and a web research hasn’t made me any wiser

Hi all, Hoping for some thoughts and advice on the above, fitting fd30s flat entrance doors. We're trying to make sure we've got the maximum amount of flexibility when it comes to fitting the doors and notice that some doors we're looking at are stating max trim on edges of 3mm where others are giving 10 mm as the max. I'm assuming that it's dependent on the thickness of the manufacturers hardwood lipping? This leads me to my next question, I've seen an fd30 door that's advertised as with or without lipping!! guessing that the without lipping option leaves you to add it yourself but don't see how that can have a certificate. Is it possible to fit a door without lippi…

Hi, I have been given advice by many people regarding repairing full depth penetration holes in fire doors and every answer is different, can we clear this up please? so my question is what is the maximum size hole you can repair in a door before a replacement is advised and how should the repair be performed, many thanks

My landlord has just had a new front door - fire door fitted - it opens onto a communal area. The label on the door says it is an FD30 door - see image. A Council bod, says the label can be replaced and state it is an FD30S door, I'm not so sure, but seek advice. The gap at the bottom of the door is more than 10mm. I opened the door, placed a gap wedge on the carpet and let the door go and it went clean over it. I measured the gap and it was 14mm, at the bottom of the door, so I think the chippie - not a proper fire door installer - who put the door in did a bad job. Also in places around the door there a gaps more than 4mm, .using the gap wedge to check. The door…

I am working on a large industrial building Which has more than a 100 fire doors; parts of the building are over 150 years old I have been asked to upgrade the fire doors ,many will need new doors sets and others will require retro fit upgrades ,the problem I have is that many of the doors have large gaps under them, some up to 25 mm this is to accommodate the uneven slope of the floors so that the doors will open . I note that there are now drop down threshold seals but they seem only to accommodate gaps up to a 14mm I could cock the hinges to help raise some of the door but I doubt this would be sufficient . Because many of the routes are used…

We are opening a children’s care home. we have fire doors fitted with intumescent smoke strips. A couple of the doors don’t fully close with the friction or because of the room vacuum. eg if a window is open they will close. I’m sure we can adjust things but my question is… is it satisfactory, regarding regs, if we used the flat fire intumescent strips rather than brush. I know, the brush ones block out smoke but I just want the doors to close and be compliant and need to know if either type of strip are sufficient.

Hi I've recently done a fire door course (online) and wanted to clarify a couple of points if possible: 1) The intumescent strips if damaged must be replaced with a full set and cannot be mixed, so I have a door where someone has replaced the strips but they are not 1 piece, they were obviously short and there is a join, is that ok? 2) The gap between door hinge, top, bottom and opening side must be 3-4mm, and the gap between the opening leaf on a double door requires a smoke seal but the course just states the gap between leafs are to be uniformed and no gaps in the seals, is there a maximum gap for this? Lastly is is possible for intumescent s…

Hello Safelincs Forum Community, I recently had a single Perko R2 door closer installed on the fire door of my residence. I was informed by the installer that this setup is compliant with UK fire safety regulations. However, to ensure I am fully up to date and compliant, I'd like to seek advice from the experts here. Does a single Perko R2 door closer meet the necessary compliance standards for residential fire doors in the UK? Are there specific installation guidelines or certifications for the Perko R2 that I should be aware of to ensure optimal performance and safety? Thank you for your assistance, and I look forward to your expert guidance! …

Hi, do we have any specific guidance regarding opposing intumescent seals in door frames and door leafs (nominal doors) as far as I am aware this is fail and requires replacement. Also with regard to opposing seals in meeting edges on a single acting double door set, some door manufacturers allow opposing seals according to the certification, but I am wondering about nominal doors

If a final exit door in a public area has a push bad engraved 'push', does it still need a 'push pad to open' sign? I initially would've thought not, but thinking about hours of darkness or during emergency lighting cover, this probably wouldn't be visible/clear. Do we also need 'fire exit, keep clear' signs on the back of these doors if it's all clear glass?

Looking for info on metal door sets, mainly about the gaps, ADB Appendix G: Documents referred to lists the Door and Shutter Manufacturers’ Association Code of Practice for Fire Resisting Metal Doorsets [2010], when we look this up it says Withdrawn, cited in regs https://www.thenbs.com/PublicationIndex/documents/details?Pub=DHF&DocId=296322 Any other useful documents available for metal door sets? Thanks

We live about a 3 bed flat that currently has students living in. Since they moved in we have had issues with hearing each of their firedoors shutting. I contacted their letting agents who came out and adjusted the fire doors to make them close softer. However, this has not helped and the noise is still persistent. I have fed this back to the letting agents however they have stated there's nothing else they can do, the doors need to shut to meet regulations. Is there anything else I can suggest to the letting agents to prevent or decrease this noise? I've looked at hush pads on Amazon but fear that they would say this would not meet fire regs? Any help would …

Hi we have recently been replacing existing fire doors to meet regs. We have been keeping to the 3mm gaps however, the doors are not self closing as a result of the smoke strips. The strips we use are from Howdens - does anyone else have the same issue? Perhaps there is another supplier out there that have softer bristles We also noticed that a previous contractor had cut the strips in deeper to overcome this issue but we feel this is not the solution as it was clear the router bit used was not the ones specifically designed for intumescent strips not to mention how far away the intumescent was from the frame.

Hi, I am looking for guidance on the type of packer that can be used behind frame fixings for FD30 doors. I read that plastic packers can be used on FD30's. just not FD60's - is that correct ? Can plastic packers be used ?, if an appropriate 10mm intumiscent mastic bead is run round the gap between frame and supporting construction, assuming gaps on average between are 5-10mm, packers chiselled back where necessary to allow the depth of a 10mm mastic bead, an architrave placed on top. I do not yet own a copy of "BS 8214:2016 Timber based fire door assemblies Code of practice", but will place an order shortly (seems curious a hard copy version is no more cost…

We bought a leasehold flat in May 2022. Following a recent inspection of our front door (30-minute fire door), our management company said it's not compliant with the fire regulations as it has gaps greater than 4mm—in some cases 6 or 8mm—and that the door needs to be 'adjusted' (not possible—gaps are too big) or replaced. We have two years to report any defects, but the company we bought our flat from says that the door was compliant when we bought it but isn't now following legislation changes, so our problem to fix, not theirs. Everything I have read says a fire door should have a 2-4mm gap around it and that doesn't appear to have changed in the recent legis…

I am the leaseholder of a flat in a “higher risk” building (over 18m). After a recent inspection (as mandated by the building safety act) I received a report from the managing agent of the building that my door needs to be replaced and I am responsible. I have checked my lease and I am indeed financially responsible to replace it. I want to get this done as soon as possible so I can sell my flat without worrying about the door being raised as an issue during the sale. But the managing agent and the lease advice service state I need building control approval to replace my door - see https://www.lease-advice.org/faq/i-own-the-front-door-to-my-f…

Hi all, We have some communal risers which contain water meters along with isolation valves. There is also a sprinkler isolation valve there as well. The current locks is a eurocylinder type with key on the external side and thumb turn on the internal side. There is literally no way to lock yourself in the cupboard (maybe 200mm depth with various things poking out) unless you're a small child and someone deliberately locks you in, so I'm not sure how much of a requirement the thumb turn really is. We were told that if the fire brigade attended they may need to break into the riser to deal with the sprinkler system and/or the get to the isolation valve(s). T…

Hi there, I have recently had an experience with a new fire door installation to my flat and I wondered if anybody who works in this area or has knowledge of this might be able to share their thoughts on the matter? I live in a converted building of studio flats. My managing agents said that we all needed new flat doors as they were not up to fire regulations (I had long debates with them about this before finally caving in to agreeing to have the door completely replaced but that is another story). So I had to pay almost 1.5k to have a new door put in. This seemed very excessive, but anyway that’s also another story and not really the point of this post. …

Good Afternoon We have identified that there are no intumescent or cold smoke seals on the meeting edge of the doors (I can only assume that perhaps one of the door leafs has been replaced at some point by the previous occupiers), We have been advised that the whole door needs to be replaced, is this correct, or can smoke/intumescent smoke seals be added to the existing doors? Thanks
