    My house is 300 years old with a tiled roof. The old method of stopping the draft entering between the tile layers use to be cement but this drops out. What fire-resistant safe material can I use to pin onto the rafters in the roof loft space to keep drafts out.

    I live in a block of four flats with two on the ground floor and two upstairs. The top floor flats share an entrance and a small communal area and have a fire door for their flat's entrance. My flat is on the ground floor and has it's own private entrance door that opens up to the street. I would like to replace my wooden front door (not a fire door) with a composite door but the managing agent says it has to be a fire door with 60 minutes fire resistance. I can understand that for the flats upstairs as they share an entrance and their front doors open up to a small communal area. I don't understand why I need a fire door though. I've checked my lease and it says nothing …

    Have to remove door closer as fitted to the wrong side of the fire door and refit to correct side this leaves 6 screw holes on the other side of the door how does this effect the fire integrity of the door? Can they be filled and the door repainted or polished?

    BC have asked for 60min fire doors to a cupboard that houses the sub distribution boards for a 70 seater ground floor restaurant. The boards are within the main body of the restaurant, not on a protected escape route, nor are they at the main intake position. Even if they were, I can see no valid reason for such a requirement. I see this as a BC officer over stepping his remit. Happening a lot at the moment. The thing is, clients seem to be so deferential to BC that they fail to ask for the source of demands made by officers on site. I have asked the officer to confirm by email, in other words commit to writing his demand out and identifying the regulatory source.…

    Good evening, I don't know if anyone can help. My daughter was at work closing up following a group session and she was making sure all doors were shut. There was an open fire door so she released the door stop at the bottom and the door started to close then stuck. She gave it a gentle push and it slammed. The hinge box came away from the door and a couple of screws fell out. This caused the hinge to bend up. She is only small 7 1/2 stone and short.     Hi I have been advised to replace 3 doors in a 2 bedroom 2 story cottage project which is undergoing some refurbishment for holiday letting. Existing doors are a recent install, immaculately fitted to the frames etc and otherwise perfect but are not fire rated. Been advised I need to replace these with a nominal fire door. Do the door handles also have to be replaced? Do I also have to rip out the existing frames? Thanks

    Hi, Would I have to change over a perfectly good panic bar on an emergency exit because it has no CE/UKCA markings on? It had been installed many years ago (maybe 90’s). I read somewhere that they should have the markings on.

    Hello All, We live in a dormer bungalow built in the 1950s and need to replace our upstair bedroom doors and was considering fire doors with smoke and fire strip but im starting to wonder if this is necessary.     Hello all. I am a resident in a development consisting of just under a thousand properties with the majority being flats. Firstport (managing agents) have just done their first inspection and a huge amount of flats have failed their front door fire checks. All with the same issue of the gaps being too big. Most of these doors are either out of alignment or jamming against the frames and not closing properly. From what I can see, the whole area has had huge settlement issues and caused these problems. Internal doors are also catching or not closing fully at all, cracks down walls and above door frames and door frames themselves very visibly not square. Firstport…

    When a fire door has been fitted occasionally they do not close exactly flush to the door stop. May be warped Twisted Poorly fitted Water damage Structural movement And other possibilities. I know its 2-4mm max between leaf and. Frame but What is the maximum acceptable gap size between the header and the latching side of the door leaf? Cheers

Hi all, I'm having a bit of a nightmare trying to find a FD30S fire door set with the following locking style where the lock is a multipoint locking mechanism but is only key operated from the outside, thumbturn from the inside, and no lever. Is this possible? Not a single online fire door configurator seems to have this. Everyone that I call, including Safelincs, suggests that the door needs to have a lever or I must have a nightlatch and a mortice deadlock but I can't find any building regs that say this is a requirement.     Fire Door Fitter Here. We are currently fitting doors with twin fin intumescent strips pre installed. We are experiencing operation issues after install that the door is too difficult to open and close due to the friction that the two rubber strips create when trying to use the doors, was hoping another fitter might have a potential fix. Have been discussing with manufacturer however they are not keen on changing to brushed strips.

    Hi All, I just had a question about some of the night latches now on the market which seem to indicate they have been tested for FD30/60 doors. Two manufacturers that spring to mind are Arrone and Eurospec. When looking into the evidence for these claims I always find that the evidence isn't very robust as far as suitability for a door assembly. With no specific test evidence or even instructions for fitting to a fire door. No mention of a requirement for intumescent etc. Personally I would never install a night latch on a modern certified door assembly as there are simply much better products to be used.     A multi-occupied office building comprising ground and 4 upper floors. Mostly three companies per upper floor and exiting into the lift lobby, and from there, the staircase enclosure. Some of the companies have glass doors - single or double. No intumescent strips or cold smoke seals are evident. No markings were found on the doors or glazing which indicates any fire resistance. Its quite possible that the individual company has fitted the entrance doorsets retrospectively as some of the other companies have a traditional wooden fire doorset - in a traditional wall. An 8mm gap exists in the centre of one set of doors. What does the panel think?

    Evening, I have been asked to fit a new fire door in a dentist clinic. I am an experienced carpenter with over 20 years experience and have my fire qual in maintenance and installation. I am fully aware on how fit a fire door and to follow the fire door fire certification sheet. The door is located on the means of escape route and is a surgery room. It has multiple electrical items in there. My question is will this need to be a fd30s due to the above ?.     Any advice on hinges? My employer has received a quote for circa £12k to clean or replace hinges on 36 doors due to leaks. I've had the maintenance tech clean the hinges and they look like new, fire doors are all shutting as expected. Do you think it is acceptable to monitor the doors over say the next few months to see if they remain leak free? The employer has not maintained the doors over the last 10 years or so so could the leaking oil be wear and poor maintenance as opposed to worn hinges?

    Hi, On an FD120s fire door is a white material strip on closing/hinge side of leaf. The seal is not enclosed in plastic. Would this be intumescent? There are intumescent seals (in pvc casing) on frame along with batwing seals. I was just wondering could this be some kind of acoustic material but why is it on show where it could get damaged.

    Hi there, I have noticed some comments online that certified hardware such as hinges are not required on fire doors and any plain hinges are suitable, I just want to clear this in my head. From what I understand, certificates like CF218 specify that hinges must be CE Marked according to EN1935 for use on 30-minute fire door assemblies. Doesn’t this make CE Marked hinges mandatory, rather than just a recommendation? Thank you.

    Hi, I was wondering if you could please help. We live in a block of flats, where our front door is a 30-minute fire door. Unfortunately, the door has been damaged, so I am trying to get some guidance on what I need to do to repair or replace the fire door.     Hi all , just inspected a fire door and the gaps are in need of some adjustment . Top edge 3-5mm The hinge edge is 3-1mm Leading edge 3.5 but with a small dent above the lock at 6 mm. Now the area isn’t huge . Would you deed this as a fail ? I have suggested packing bottom hinge over to increase within the 2-4mm tolerance and help an issue on the head . Would you allow a small area to have a bigger gap . May even only be by 1-2mm bigger max 8mm in height ? I don’t want to suggest a new door nor do I want to risk safety .

    We are an owner-occupier Residents' Management Company (RMC) of a four-flat Victorian townhouse built in 1895 and converted in the 1960s into Basement, Ground, First & Second floor flats.
