Hi, I've recently been put a 1 day online fire door install course from work( I tried getting the 3 day course with 2 day workshop experience) but the course has left more wlquestions than answers. Im really struggling with the 2-4mm spacings. I can get the spacings all the way around the door just fine but when I fit the intumescent the doors won't shut. If I take more of the door there not to regs. Any help will be appreciated. Thanks.

Hi All, Im after some help with a Yale smart keyless lock product code YD-01-CON-NOMOD-CH Is this lock fire rated as i cant find any stamp label or marking on the lock? And cant seem to find anything online contacted Yale with no response unfortnately Many thanks.

Can a Third party accredited door installer replace glazing on a fire door or does it have to be a certified glazing company? There is a fire door with no information and we have been told glass may not be fire rated and have been advised by a door inspector to replace glazing.

I have an entry fire door which closes with a double chain closer. The door closes very slowly and does not close completely. I have also noticed an intermittent "clunk" from the interior of the door about 10-20 seconds after the door has been closed. I'm guessing this could be the chain bunching up as the door closes, but would be grateful for any advice; particularly whether I should be tightening or loosening the adjusting screw on the frame plate on the right.

I have a 30 min fire door for a flat door that has a nightlatch installed. Is there anyway to make this latch fire compliant, for instance by fitting an intumescent fire door lock pack? Or is there an alternative lock that I can fit into the exisiting hole? Thank you for your help

I live in a small block of flats converted in 80s. We need new front fire doors fitted. The management company are saying they need new frames, the lott, over 2k a door. One fiat had the door done a few years ago to comply so it could be sold. It's just an fd30 internal fire door from what I can see, no new frame. I can do that my self, I'm a competent trade, it will cost me no more than £200. Surely that's OK and should be for all the flats? Tia

any help appreciated - as others have said regs are not clear..im not inclined to spends 100s or 1000s if we dont need to.. Q - will a fire door 43 mm thick be compliant - is there leeway on the 44mm rule...? What is the min a fire door must be thick ? Q - do flat front doors need checking every year ? can anybody perform the check or do you have to hire in 'fire door inspectors..'? thanks

Hi all, We thank you for reading our post. We have a fire inspection coming up in 5 days. When i did a fire door inspection today, the concealed door closers have been taken out. (This is going to sound bad but- they have been out the doors for over 5 years). Overhead closers have been fitted where required, and a concealed door closer in the cleaners cupboard. However, this means that the other fire doors have holes in them from the concealed door closers which have been removed. I own a 2nd floor flat in a High Risk Building ( 7 storeys and 21 metres high ) and need to install a fire door within the flat between the inner hall of the flat and the kitchen/living area. In 2017/2018 when repairing water damage the internal fire door was removed and not replaced, however i now understand this makes it in breach of regulations. Plan is to re-instate the fire door ( FD30 with compatible seals and self closing mechanism etc ) , but can anyone comment on whether this work needs to be approved via the Building Safety Regulator or the local authority . My fire door has just been inspected in high rise flats. There are a couple of gaps at the top and bottom of the door where a new lock has been fitted. Is there a type of fire resistant filler that I can use to rectify this, could I fill the gaps with an wood or would I need to repurchase the original lock and replace? I'm really looking for the cheapest option that would pass the next inspection. Also, would I need professional certification on any work that was carried out? Thanks!

Hi would a spy hole in a door with no information require a new door as the integrity has been compromised? The spy hole has also been installed 1200mm in the door which is low down. This is hospital door set which is a leaf & half and double acting. The half leaf has a lock at the top which we are unable to open as no one has a key. Is a lock of this sort allowed on the half leaf.?

I have been asked by a school 'can 10mm intumescent strips be used or do they have to be 15mm'. They have not mentioned the type and function of door, however assuming that the doors are single action and 30 min or 60 min fire resisting doors what would be the minimum dimensions? Block of flats (PB) in 1990. 3 floors with one staircase and front and rear exits to ether car park or street. (1 mtr from bottom of stairs) On ground and first floor only there are corridors no more than 8 mtrs long containing 4 flats. Each corridor has a set of double doors from new. These doors are solid 44mm Windsor style doors with Georgian wired glass as from new. All frames have intumescent seals and one door has the same along one edge. All in good condition. Hinges were changed to G13 Fire Rated hinges 2 years ago , after a FRA. All flat doors have certified FD30 doors with overhead closers, G13 Fire rated hinges, and seals and conform to all…

I understand it a latch bolt must overcome the strike plate, stay in position (positive latching) and opened manually from the inside with a lever/handle and outside with a key or code etc. My concern is that the roller bolt does not automatically lock into position and can move freely. Theres no unlatched test evidence for the door but if the self closing device is able to keep the door closed against the frame is it acceptable?

Hello, I'm replacing some doors in my house in the event I ever rent rooms out in the future. The old doors were fire doors and have now been disposed of. The questions I have are: 1) The frames around the doors aren't fire frames. Is that a problem? Hi, all. I run maintenance in a residential care home. The manager has now asked that all fire doors are inspected every month. This seems a bit excessive to me. I thought I read somewhere that high traffic areas (corridors and communal areas) were inspected every 3 months and bedrooms every 12 months or am I mistaken? Do the rules change for a care home? Any help on this would be appreciated.

I am new to this site and hope you can help me. I own a flat in a block of eight with a cupboard housing the electricity meters situated in a walkway in an area that is open to the air - so not in the actual building. We have been advised by our management company that the cupboard should be fireproofed. It needs work done to it anyway so we are happy to upgrade it. Read through every possible article with no answer written in stone. What is the correct way to reduce the gaps on fire doors that already have smoke brush seals in the door? Can extra brush seals be added to door frame so you have brush seals touching? Building out the door or door frame with timber (4mm x 44mm) or similar is this allowed? If so can it be softwood or hardwood?

I recently had a fire door inspection at my flat, and my door failed due to excessive gaps. I wasn’t fully convinced, so I purchased a fire door gap gauge to check myself. The measurements I took show: Hinge side: gap is only 3mm — well within the acceptable range (2–4mm). Lock side: from around the lock down to the bottom, the gap increases to 7–8mm. The rest of the door is within limits. 💬 My question: Can I fit a fire-rated door lipping to the edge (lock side) to reduce that gap? My door thickness is 44mm (standard FD30). Hi again all, back to the hive mind for advice and guidance. We've got a couple of notional/nominal FD30 (soon to be FD30S with the addition of intumescent smoke seals) flat entrance doors that need re-lipping as they've been planed below 6mm in the past. We're looking to trim them down and add 8mm hardwood lipping before rebating to take the 15x4mm intumescent smoke seals. My question is a three parter; 1. I'm assuming that the 6mm minimum is for the lipping itself and you can rebate the intumescent strips into that without having to allow and extra 4mm for the rebate (i.e. making the minimum 10mm in this case)? 2.
