Hi there, does anyone have any guidance for doors that are within a glass partition? We have two small kitchens in our office building where the wall with the entrance doors on are glass with integral blinds. The doors are just regular office doors with a small strip window, NOT fire doors. Our Fire Risk assessment highlighted these doors as needing combined intumescent strips/cold smoke seals and self- closing devices. On further discussion with the company, where I pointed out that the walls were NOT fire-rated glass, they agreed the intumescent strips/smoke seals were not required but still said we needed self-closing devices. Can anyone offer any information…

Good afternoon all, with regards to intumescent strips, I know they can be installed within the door frame or the door, but is it acceptable to have them in both, on the same door set, as I assume both will expand when subjected to heat. also what if the strip was missing from either the door or the frame, would it then be acceptable just to fit a strip where it is missing or would the door set require replacing. Many thanks.

Can anyone confirm when the BWF coloured plug scheme was introduced on fire doors? I understand the BWF was founded in 1976 so presumably the plugs were introduced some time thereafter. Thanks in advance to anyone who can help.

Hello all, I've always found myself on this forum when I have questions surrounding fire doors so I thought I'd join the community and sign up to be a part of the knowledge sharing and hopefully better my understanding of this industry. My question today is surrounding magnetic locks, and the one in question I will attach photos of, albeit not very good quality as it's been pulled from a survey. Without any extra information on the doorsets, the survey says it should be removed and a repair technique to fix the void should be used. My question then is, why has the surveyor said it needs removing and repairing, and I'm not sure there is a repair techniq…

  7. Hi Folk's , I was recently on a project (not inspecting) and I noticed the fire door keep shut/locked signs had been routed into the edge rather a sign fixed to the door face . How do you feel this applies document B and M ? Advice would be much appreciated THANKS

Hi All, We have fire doors fitted to the following rooms in the property, they are quite old and we'd like to update them with new fire doors: Living room - existing fire door fitted, due to be replaced Front bedroom - existing fire door fitted, due to be replaced Master bedroom - existing fire door, due to be replaced Main entrance door - existing fire door, not being replaced I'm getting conflicting information regarding the bathroom doors. Does the main bathroom and the en-suite require fire doors? Regarding the kitchen, this has never had a door since owning the property, I assume the previous owners removed because of lack of sp…

  9. Hi all, were undertaking some upgrade/repair works to 30 minute flat entrance doors. We've had an inspector do an informal pre inspection of a few of them before commissioning a full report and he's raised a couple of points that I wanted to run by the collective. - Pin holes from where an old draught brush strip had been fitted/redundant screw holes from where the old closer was fitted need filling. I was planning on using Envirografs intumescent wood filler product number 64. Never used it before, sounds like the product for the job, anyone got any experience with it or alternatives? - Chip in bottom of door. A small section no bigger than a thumbnail (2-3mm d…

I need to fit new intumescent seals to an existing fire door. there are already channels in the existing frame but they have never been used. They have now been painted a few times and would need routing again before the intumescent seals would fit. The company I have approached to install new seals has said it would be easier to route and fit them into the doors. Would the existing channels in the frame need to be filled in or could they be left as they are? Presumably the intumescent seal would fill the space in the frame when they expand.

Hi We are installing door closers on fire doors separating offices from the main escape routes to stop fires in offices spread to passages. So the risk side is mainly in office. Should the door closer body be on the inside or outside of the fire door? Thanks

Hi All, I need assistance determining whether our front door, located on the ground floor of a courtyard with a gate in a block of flats, is fire-rated. Please see attached. 14. Hello, Had a question asked to me regarding adding smoke/intumescent seals to already fitted fire doors. These fire doors don't have any seals currently fitted and need to be brought up to standard. What would be the case for the best way to do this? Just cut grooves into the fitted doors and install the appropriate seals whether FD30 or 60 and reinstall? Also what would be the best way to fix the seals. I've seen some recently that don't look too good, some have been nailed in, some have been stuck in with weak glue and the strips are popping out. So wanted to know best procedure for now on. Any advice would be helpful. Thanks, J…

  15. Hi all, looking at doing some upgrades to existing 'Nominal' fire doors that are flat entrance doors. Been looking at metal thresholds that have intumescent brush strips in them, a little bit concerned that the brushes will get worn down really quickly and require constant replacement. Has anybody used them/got any feedback on their durability/suitability Thanks, Richard

Are night latches allowed on flat entrance doors?. The door has no information on it & was installed in late 70’s early 80’s. I thought drilling through doors was not allowed.

A new one too me here and asking for any advice from the forum. We have had a rogue pair of joiners who obviously no longer work for us!! They have fixed the door sets through the frame not behind the fire and smoke seal. It proves some of these guys with nvq's, training certs and references no nothing!! Is there anything I can do to rectify the situation which would leave no risk and be acceptable? Thank god it's Friday!!

Could you please help with some questions on a door survey that was done in our office. The report came back and said 1). we need door closers on 1/2 leaf. the door is locked with x2 bolts & has a keep locked sign. Are closers needed? 2). A couple of doors have maglocks that have been bolted through the door. There is no information on the door. The inspector recommends new doors as there is an integrity breach. Can maglocks be removed & door repaired?

Hi there, I have a question regarding the gap at the bottom of the door, I have a riser door with a full frame all around, but at the bottom, the so-called threshold is part of the frame, my question is if this gap is treated as a gap around the (2mm - 4mm) or as a bottom gap up to 10mm.

Hi all, I've read through previous topics on rim night latches on fire doors and can see its a bit of grey area and I am struggling to find one that is suitable for my clients needs. (FD60 and Black) I was thinking a mortice option may be safer and was thinking of going with a euro mortice night latch, but the door already has a sash lock installed. Can it affect the integrity of a door to have two DIN lock cases installed? This is a FD60 timber front door for a flat for context

Good evening Folks, Please can you help with this. I`m currently the owner of one of three flats in a two floor conversion property in East London. Gas & electric meters, plus fuse boxes are housed in a hallway cupboard & I`ve been advised that the existing doors - wooden & hollow 18" x 77" should be replaced with fire rated doors. I would be grateful for any guidance concerning manufacturers, materials, type of locks, hinges, & in-tumescent strips etc. Kind regards JB

  22. Good evening, Our block has recently been inspected and all the tenants have been told that they need 'cold smoke seals' added. When I spoke with the inspector he suggested that these are easy to buy online and install myself. I have had a quick look and I'm not sure what I need! The door has intumescent strips recessed into the door frame and also has batwing seals. Is this not enough? Will I need to remove the intumescent strips and replace them with Fire & Smoke strips? Or is there a smoke seal I can add on top of the strips? Thanks,

  24. Hello Community, I'm seeking guidance on how to address significant issues with a fire door installation at my home, which has undergone multiple inspections: 1. Background of Inspections: The initial inspection was carried out by building management, identifying several compliance issues. The contractor, who is primarily a locksmith, was then hired to fix these issues based on the initial inspection results. 2. Non-Compliant Door Closer: Despite the intention to rectify compliance issues, the contractor installed a Perko R2 door closer. Upon contacting the manufacturer, I confirmed that this model does not comply with current UK or EU regulations for fire …
