Could you please help me clarify the following. In the communal hallways of a block of flats there are doors with an FD30 certification label on their top edge. The doors then also have intumescent seals and cold smoke brushes set into the door frame. My question is whether that door should be properly referred to as being FD30, FD30(s), upgraded FD30(s) or something else.

Hi, I am a leasehold flat owner. The flat is a purpose-built three storey block and I am on the first floor. Our managing agent has scheduled a visit for somebody to verify the flat entrance doors for fire safety regulations. They have specifically mentioned intumescent strips and door closers. I am not the first owner, but certainly since I’ve been here, there has not been a working door closer. Looking into the door frame, I can see that there is a concealed closer but seems it has never been fitted properly since day one! I'm part of a local charity that has had a number of FD30 doors fitted to existing frames. I'm looking for clarification/guidance on the thickness of the door check stops. At current the carpenter has fitted 19mm thick kiln dried timber. I've seen reference to 25mm stops. I was hoping to find clarification on this subject? Thank you for your time. Regards

I am replacing the intumescent seals in a small theatre. It seems when they were installed in 1997 the chippy trimmed bits out to accommodate the hinges. I'm unsure if it was acceptable for the intumescent seal to be cut to accomodate door furnature on a FD30 fire door and is it acceptable to replace in the same way. Do I need to 1 - relocate all the hinges to clear the channel for the strip 2 - cut the strip either side of the hinges and fill the channel 3 - trim the new seals in the same way as the old ones. Hello all, Just after some advice really... we are currently undergoing a loft conversion in a house build in 1952 (ish).. I realise I need FD30 doors however all the door frames (living room kitchen bedrooms etc) are all metallic (2 hinges) approx 35mm deep. Will I have to replace the door frames also.? Maybe not more specific than that. Thanks

Hi would anyone know the answers to the following questions about some fire doors in my offices. 1) The corridor double Doors do not close into the frame as I believe there is some air pressure keeping them open. Can the door closer be adjusted to suit or would a more powerful closer be needed. 2) The disabled toilet door seems to be a fire door as it has seals on edges of the door but it doesn’t self close. (No closer on door) Would this need a door closer? 3) The locks/latches on the timber doors are not CE marked but are marked UL. Are these compliant? Thanks in advance for your help.

There is a gap under a fire rated door frame in our office which has finished flooring. The gap is about 25mm on both jambs. Can this be repaired with hardwood or would a new door set be required.

Hello, I live in a 2 bed flat in a converted house (total 3 flats). All flats have certified fire door systems to protect the communal area as one flat is in the roof. I plan to rent my flat out and I am unsure of the fire regs governing the other doors in my flat (kitchen, lounge, bedrooms X2) . The kitchen does not have a door. It's noted that the flat is first floor and under 4.5m from the ground maybe around 3m and there is means of escape from both bedrooms onto flat roofs. Any advice on what I do / don't need to do with the internal doors would be welcome. Cheers

I'm looking for some advice regarding the fire doors in my house, and help to validate some remedial works to address the gaps between the fire door frame and the wall it is installed into. New build detached house built in 2017, fire strategy being a protected stairway, last year we discovered that the gaps between the fire door frame have not been sealed, when the architraves were removed we can see clear through the gaps into the room behind. Hello all, I have been completing a Fire Door Survey and come across a door leaf which I have not seen before. The door leaf had no identifying markings and labelling present. The survey was non-intrusive and from what I can see the door leaf appeared to comprise of a solid timber core and had then been faced (internally and externally) with a fascia (Please see images) the fascia appeared to be made possibly from aluminium or a uPVC material. Has anybody come across this type of door leaf previously, or can suggest a manufacturer? Thanks in advance. Joe

I have a fire door with a gap between about 3 and 4mm round the edges, but the cold smoke brush seal doesn't touch the door. I'd say the gap is about 1mm. Is that acceptable? Thanks in advance.

Morning I am coming across various vision panels with different variances and ideally looking for clarification of some sort. Is obscure GWPP or frosted glass acceptable for vision panel glazing, as common sense would suggest that vision should be possible through the glass? Also I am seeing vision panel blinds being installed and although they look 'manufactured' I am unsure if these are compliant for the same reason as above Thank you in advance

Hi, Would anyone know if access control is allowed on a route leading to an emergency staircase. if you go up the staircase each floor has a fire door which leads into a lobby with a lift. Then adjacent to the lift is a fire door leading to offices. This door has a card reader on entry & exit of this door. Is this allowed? I was under the impression that it should be linked to the alarm system but if so how often should it get tested.

We currently are part of a development built in 2007 with one two storey and one three storey block. There are common areas in each with a total of four cupboards. None of these have fire rated doors and we have an instruction to replace them with FD30 doors. I have two questions, firstly, can we have the doors replaced but using a competent professional joiner and then have them assessed by a qualified fire inspector or do they need to be supplied, fitted and certified by the same individual? Hello there, I was wondering if you could give me some advice please. We live in a block of 2x6 flats that were constructed in around 1991/92 and my question is regarding the absolute legal requirements regarding each flats entry door. The doors have no fd30 markings, they are 6 panel doors and around 44mm thick and heavy, with no intumescent strips, 3 hinges and perko closers and a standard letterbox with a spyhole. Are there any other requirements for mag locks being installed on timber doors other than they can’t be drilled through leaf/frame and must be linked up fire alarm system? The mag locks in our work place that have just been installed have no CE mark or details on them. Does this mean it might not be fire rated?
