Hi Tom, thanks for the useful advice. I am in a three story new build and have fire doors on the ground floor dining room and lounge. I would like to remove the two internal partition walls to make the lounge and dining room open plan to the hallway and base of the stairs. Would this be allowed?

Is door closure the same as door closer? Maybe the first one is British and the second American? Some instructions I saw: Do not wedge open fire doors or tamper with door closures, and do not block doorways ... So what means to tamper with door closures? Thanks in advance.

Can our on site maintenance team work on fire doors? We have carpenters with several years experience. We have issues such as fire doors unable to close on release from their holdback because they get stuck on the floor. Could they , for instance, take a mm off of the bottom of the door so that it can close as its better than it not closing at all at the moment. We have a large amount of fire doors in our buildings and we are changing the door sets that are beyond repair, but due to financial restraints we cannot change them all.

A fire door in our office has a 6mm gap on the hinge side & 3- 3.5mm on the closing side. What is the best way to reduce the gap on hinge side to get 3-4mm.

A door survey of the hospital also picked up on the lift off door hinges which have had washers put in between ( to Jack the door up). Would we need to renew the hinges or do the manufacturers of the hinges do any kind of washers(or is this not allowed).

What is the best option to do on a smoke seal fire door when the threshold gap is 5mm. The doors in question are hospital corridor doors & the doors are from the 90’s & the company have gone bust so unable to speak to the manufacturer. External DDS would just get damaged. Any ideas would be much appreciated as the door survey we had done picked up on it.

Hi, Is there any regulations that state where a thumb turn lock is needed. A riser cupboard at my work place is large enough to walk into it & if any work is being done in there it can be locked and if someone was in there they would have no way of getting out. As I do the maintenance around the building I have raised this query with my manager but nothing as been done.

The corridor and several doors off the escape route corridors have gaps exceeding 3mm however, it is not possible to replace them due to the building listing. The doors have very deep rebates and I have been told that this will be sufficient to restrict the passage of smoke. Is this correct

Good Morning, I have recently purchased a 1990s 3 storey town house which has fire doors throughout and I am in the process of redecorating and want to replace the tired brass effect door furniture and hinges with new polished chrome. I have bought some CE approved fire door tubular latches and have sourced some new handles but am struggling to find the equivalent door hinges. they look like a standard 100mm door hinge with no markings on them and they are 1mm thick. The nearest fire door hinges I can find are 2mm thick and have different hole positions to the original. Am I ok to fit these newer ones, it would mean taking off 1mm from the frame, or can I u…

Can a oversized fire door frame be modified by adding 20mm to the hinge side using a separate new door frame to allow a 27” fire door to be installed? All would be glued and screwed to seal.

I am planning to make my Airing Cupboard twice it's width in my 3 storey home. I either make a double door but that means a double frame. I have 2 24in firedoors etc. then the doors open left and right which takes up part of the landing for escape. OR put up 2 single frames butted/ joined together but both hinged on the left so they would close in the same direction as persons might run down the stairs on the left perhaps pushing past a door still not quiet closed. Generally the right door will have little use as the drying and storage area is on the left side anyway! Thanks.

Good evening, Wanted to check something by the experts at Safe Clinics. A carpenter fitted concealed door closers inside my pannelled doors. After looking at the datasheet it transpires that concealed door closers shouldn't have been installed in them. I have just got off the phone from a BM TRADA certified carpenter who explained that the doors can still be be used. He explained that the chain could be broken or the closer removed and the gap filled in. Does this sound legit? So even though concealed closers have been fitted... the doors can still be compliant? Sounds to good to be true?

Hi, I work as a facilities and plant engineer in the UK. My employer recently had a fire risk assessment carried out throughout the whole site. In this, it was picked up that the fire door hinges were weeping and potentially needed replacing. My question is, how do I know when to replace the hinges and when to just wipe the leaking oil off? Are there any requirements of the hinges and what is checked during the inspection? I have checked and they are grade 7 hinges so are suitable, just have some oil leaking out most likely due to being lubed. Any advice would be greatly appreciated! Jack

Hello! We would like to install a room divider which is not fire rated. I could not find the same design with FD30 therefore I was thinking to do the 3 upgrades below. Would that be sufficient? The door will be installed between the hallway and the living room. 1. Hinges We will have 3 hinges per door 2. Fire Resistant Glazing We will apply glazing to the outside of the door and the frames. 3. Strips Around the Door We will add intumescent strips to both sides and top of the doors Thanks in advance.

I am having some trouble with some fires doors and am desperate for some qualified advice. I had a carpenter/joiner come to fit some fire doors onto existing - The doors have been fitted and I have noticed after reading up, that the gaps round the edges some are 4 to 6mm. Is this compliant? - I have also noticed also that the joiner has installed a concealed door closer inside 3 x 6 pannelled doors (despite the data sheet stating this is not permitted) . Will this now mean that the door isn't compliant and will have to be changed or can the closer be removed the the gap filled with some kind of fire safe filled? - also could someone also explain in sim…

Hello, I'm looking for some advice regarding replacement of some doors after a burglary. The existing doors have a 25mm rebate but the replacement ones have got around 13mm rebate but I cannot find any information on specifically what size rebate is required. The doors open onto a staircase, if that makes a difference and both openings are made up of 1 door and a bolted half leaf door. Thanks for any assistance
