Morning I stumbled upon this 'fire door' which as you can see is 80% Unmarked GWPP and 20% timber. Is there anything in writing which states a reasonable area of glazing within a door leaf? Thank you

Hi I have fire doors fitted throughout various HMOs that I manage. They have intumescent strips and, in one case, Perko concealed self-closers. Are self-closing mechanisms actually compulsory on bedroom doors (tenants hate them)? And are Perkos sufficient or do they have to be the horrible free swinging ones? Thank you

Hi Everyone, I live in a HMO, basically all of our internal doors are fire doors, including to our individual rooms. The doors seem very poorly installed to me - there are huge gaps between the door & the frame (see pictures, including sticking my fingers most of the way through the bottom gap), they're unreasonably heavy to open and slam shut loudly. I've tried adjusting my door closer's latch & swing speed to reduce the slamming, but anything that meaningfully slows the door down stops it from self-closing completely. More recently I've considered buying some felt pads to reduce the slamming - I ended up buying foam door sealant strips instead to help with …

My mother has recently bought a new build flat. The block of 14 flats was signed off in June 2022 by building control. I noticed the other day that her front door has about an 8mm uniform gap on the door latch edge. The hinge edge is about 2 to 3mm. The intumescent strip with brush seal is fitted to the frame and as you'd expect doesn't get close to touching the door latch edge. The door is an expensive looking veneered redwood door, so adding a lip is not going to be aesthetically acceptable. Hi Guys, Please can somebody advise, I have over 80 fire doors where the hinge blades have been moved forward. I thought it was for the batwing seals at first but the gaps on most were 5-7mm which was too much. This has left a void in the frame where the hinge should be and the intumescent around the frame stops at the hinge. Should this continue behind, filled or frame replaced? cheers

Hi, What are the gaps supposed to between the metal door/frame. Also what is the gap supposed to be under the door. Will the gap tolerance be different from a timber door and would the rebate on a steel frame not stop fire/smoke. If the gap is to big what can be done? Packers wouldnโt work as hinges are flush already.

I am looking at fitting some new fire doors and would lick to know the position of the concealed door closer in relationship to the 3rd hinge as both of these are generally fitted in the middle of the door.

Hi there, I have had to upgrade the door to my flat recently to FD30, which is fine but there is a wired glazed panel, consisting of 4 panes, next to the door. On the inspection report, I have been told that the glazing beads need to be replaced to comply. There are only glazing beads on one side of the glass, do I just need to replace them or have I got to pull the glass out and put intumescent seals on the recessed area of the frame on the other side of the glass also?

Hi all, The safe lincs fire door selector is a fantastic tool for ordering doors. My question is can it be used in situations where primary test evidence has been requested? The certifire document does not appear to state a particular hinge or lock from what I can see. Am I correct that in this situation I would have to look else where. Thanks in advance.

I have fitted a few Perko Powermatics and have always gone by no more than 750mm from floor and within 300mm of a hinge. Just recently I have been getting called out to door issues that another contractor has fitted the Astra 3003 closer. A couple of these doors have been fairly stiff to open. The closers have been fitted anywhere between 1200-1600 high. I was under the impression that concealed Closers shouldn't be fitted any higher than 1000mm but cannot find any regs that state this. On the Astra installation instructions there is no mention of height, I have tried contacting Astra for an answer but getting nowhere. Anyone have any ideas?
