Hello all, Please can you advice on a fire rated pocket door and it's system. I have recently been going through a rebovation in my home, after a structural engineer advice we have opened up a wall between kitchen and living room and the beams have to be 125 mm thick minimum so we did that. And because we live in a flat we need to change all the doors in the flat to fira rated doors. We have bought a single fire rated door system with jambs from eclisse to fit 125 thick wall as per their description on the website but they have send us a jambs fitting only finished wall 100mm. Hi, I'm converting my loft and have been instructed to change certain doors too fire doors to me regulations. Can I just change the doors or do I have to change the frames also. I have one door that is a solid timber door that needs to be a 30min can the intumescent strip just be installed on this as the door is set into a load bearing wall on the ground floor. Thanks Brad

Hello there, I am currently living in a block of flats with fire doors, and they all bang shut - loudly. None of them have a spring mechanism, whereas other dwellings I have lived in have done. I have repeatedly asked neighbours to mind them, but not all of them do and it has become such a nuisance I am considering moving elsewhere. Can you please tell me, what can be done and is it worth my addressing this issue with the company who maintain the building? Regards,

I have a property that I let out to students. i am refurbishing the house and I would like to paint the fire doors as they have some marks on them. The fire doors are plain wood with no paint on. Can I use any paint to paint the doors or do i need to use a special paint? Many thanks,

I need to fit a fire door frame tomorrow! I've just read the intumescent strip should be on the side where the fire is likely to start ie kitchen, it should be kitchen side. I Need to find out if that’s mandatory as currently fire door opens outward (if going into kitchen) so strip is on the outside. Don’t want to install it and then the fire inspector says its the wrong way. I need to change it as the previous cowboy left it in a right mess

Our fire doors are around 5 years old now and whilst doing the annual inspection, most of the hinges are now leaking oil. Am i best to replace these? Or is this still deemed acceptable? Thanks

Hi We live in a basement/garden flat of a converted Victorian semi-detached house. There are four flats above us which share a front entrance and communal staircase / landing areas. Our flat has its own entrace from the side of the building. We have been informed by our managing agents that based on a fire risk assessment all flat entrance doors should have hydraulic overhead closures and combined intumescent strip / smoke seals installed. I recently did a health and safety review of a multi-storey office building. The building was constructed in 1987 with three protected stairwells. Fire doors have been raised as an issue for a number of years, but this was my first time visiting. The fire doors have "hidden" intumescent strips and the BM Trada Q-Mark is present on some of the doors. I am a director of flats development where we own our own freehold. We are in the process of having FD30 doors installed to meet requirements of our most recent fire assessment. The doors have gone in but the locks seem to be of the poorest quality for security ....possibly as low as 25 key variations The lock and door handle are combined. They have euro cyclinders. Is it possible to get kitemarked for security eurocylinders that are also fire rated to 30 minutes. and also can individual leaseholders fit a secondary deadlocking fire egress rim lock (what in old fashion days was called a yale lock). do i need to replace my old fire doors, see picture.

According to the guidance, notional fire doors in purpose-built blocks do not need to usually be upgraded or replaced if they match the standard of the time that the block was built. Does the same apply to converted buildings. E.g. if a house or office block was converted into flats at a time when notional fire doors were accepted?

I am not 100% sure if the fire doors, for typical services cupboards in residential blocks of flats (or other buildings) are required to be FD30S or FD30. Approved document B, I believe, is still quite confusing on the subject and I cannot find clear guidance in the other fire safety guides. I have carried out and reviewed numerous FRA's over the last 15 years and I see no consistency in new or older buildings. My question therefore is: Are fire doors for services cupboards in common part means of escape required to be fitted with combined intumescent strips and cold smoke seals or just intumescent strips? Hi if a fire door has hinges that are not marked to anything and the screws are No6, is this acceptable? I am aware all new hinges need to be 1935 certifire and screws should be No8 / 32mm, but if the screws are no6 on old unmarked steel hinges, should the screws be replaced for No8 ones ? thanks a lot

HI GUYS, LOOKING FOR SOME ADVICE. WE HAVE A DOUBLE SET OF DOORS FD60 INSTALLED WE HAVE 3MM GAPS ALL ROUND THE FRAMES BETWEEN THE LEAFS AND THE FRAMES AND WITHIN THE 10MM GAP ON THE BOTTOMS, HOWEVER WE HAVE COMBINED INTUMESCENT STRIPS WITH THE SMOKE FIN ALL ROUND AND ON WHERE THE LEAFS MEET, NOT SURE IF THE DOORS ARE SUPPOSED TO BE FD60S OR JUST FD60 BUT THE SMOKE STRIPS ARE INSTALLED ANYWAY. THE PROBLEM WE HAVE IS IF WE TRY TO ACHIEVE A 4MM GAP SAY WHERE THE LEAFS MEET THE DOORS CATCH ON THE SMOKE FINS AND DO NOT CLOSE COMPLETELY MEETING THE MAG LOCK, SO WE THEN TRY TO RAMP UP THE DOOR CLOSER TO ACHIEVE THIS AND THE DOOR THEN CLOSES TO FAST AND HARD AND BOUNCES BACK…

I have been looking at spring hinges to BS EN1634 to replace existing butt hinges to flat entrance doors to up-grade to self closing. Would this be acceptable and not interfere with the fire rating of the existing door.

Hi there, recently moved into a 3 storey town house and have noticed that all the self closing parts on the fire doors have been removed, do they need replacing? Or can i just ensure they are kept closed when possible? Thanks in advance

We presently have a problem with our existing upvc 'Emergency' exit door that is fitted with an Exidor 503 series push bar that has vertical shoot bolts. This was fitted some 15 years ago and apart from being an emergency exit is used daily as it facilitates access to our car park and doubles as our disabled access.For some time we have found it difficult to latch shut, due to users not having the knack of pushing the bar down as they pull it shut. Pulling the bar out/up as the door is closed extend the vertical bolts to the closed position which we believe has caused the mechanism in the unit to fail due to excessive wear. Hi all, I am looking to remove a door and non-load bearing wall between our kitchen and dining room in our 2nd floor flat. Once complete the there will be a fire door between open plan kitchen dinning room and hall. then another fire door as our front door. would removing the fire door between kitchen and dinning room cause any issues? thanks!
