Hello all, I know this may sound like a strange question. In our commercial property the external entrance doors are using Rutland ts3204 door closers. The closers themselves are fine and work desirably most of the time. The issue is that during hot summer times they provide no control and the doors slam extremely hard. We’ve been counteracting this by adjusting them accordingly but it’s becoming a bit of a nuisance. They seem really reactive to heat changes. Is anyone aware of door closers that are less affected by temperature changes, as I’m sure other doors I’ve used in the past don’t encounter this problem. Any suggestions would be much a…

Hi all, Thanks for all the advice given in here, so helpful I was looking at some doors with twin fin intumescent strips fitted to the frame, but when the strips were fitted they have joined two pieces together as it looks like they did not buy the correct lenghts for the frame, i was under the the impression that they need to be fitted in one continuous lenght unless passing ironmongery, due to smoke leakage. should these be replaced with one continous strip from top to bottom? once again thanks Mr B

We live in a ground floor flat of a converted 2 storey semi detached. The hallway is really dark so we want to replace the current door, between the communal entrance and our flat, with a semi glazed door. It's only 610 wide. I have sourced a fire door, and have some glazing that I want installed into it. Is this possible... Still meeting fire regs? The glazing has a kite make on it. What do I need to consider? Thanks.

Hi all, I was looking at a number of fire doors in a builing that was built in the 80s and have origional doors, the riser doos have 4no rim budget locks openable by a square key one in each corner, no hinges or handles are fitted so the door will just fall open when rim locks ae unlocked, no intumescet strips or smoke seals are fitted to door or fame either, am I right t advise these doors are replaced? my thoughts were that the means of escape would be compromised by smoke escaping the holes in the door from the rim locks even if smoke seals are fitted. any advice welcome thanks

Hi Everyone, I have a couple of question regarding fire doors in fire walls in comercial buildings. 1) I was supplied a compartmentation strategy floor plan for a fire door audit and was told that it is ok to put a FD30 in a 60 min fire wall? is this correct? 2) does every door in a fire wall need to be a fire door? i.e toilet doors and office doors? as well as high risk rooms/areas? many thanks

We are currently refurbing a single story building which has 3 corridors approximately 35m in length running in parallel between the final exits. We are installing FD30S doors as approximately the midpoint of each corridor. The issue is that at the midpoint is another corridor that connects the three corridors but is not connected to a final exit (basically |-|-|) we can either put a door at the midpoint of each (2 doors) or at the end (3 doors). Does anyone have any suggestions or an alternative, currently the walls are not full height and so require fire stopping.

I would like to know if you can apply a fire retardant weatherstrip on a fire door. The door currently slams shut and are quite noisy so I’m hoping to apply this as a cushion to reduce the noise but will this be breaking any regulations for a Fire Door?

Hi everyone, before I get to my topic I'd just like to say a huge thankyou to the admin/mods/contributors of this forum, it's been an invaluable resource so far. So here's my query, me and my neighbours have just received a letter from the managing agents of our development (a mix of 2 and 3 storey blocks) saying that after a fire risk assessment we all have to upgrade (not replace) our front doors to comply with current regulations by retro-fitting intumescent seals and smoke strips and ensuring that hinges and closers comply. The doors are marked with a blue dot in a white circle and have 25mm doorstops for smoke control and are stated as being in good condit…

I own a ground floor flat and rent it out. It is in a block of 4, 2 up and 2 down. I have a back door into my garden and a front door into a communal hall/stair. My front door is next to one main entrance door, stairs in the middle and another main entrance door on the otherside of corridor going out (therefore 2 communal escape routes). Do I need a fire door on my front door as anyone in the flats could access the other escape door without coming near my door and vise versa. Also both upper flats have balconies.

Are there any manufacturers/suppliers of cold smoke brushes for bottoms of doors where the gap fluctuates from near flush to over 25mm across the width. The building is very old with sloping floors, and the doors cannot be cut to size. If not, are there any other solutions members can suggest? Thanks

Hi I’m carrying out an inspection on a fire door, the previous report states it’s not a fire door but I think it is and looking for guidance.... This is a door to an electrical intake room, it has a fire door keep shut sign (should be keep locked) its 45mm thick (fd30?) and the door stop is 45mm wide. there is a intumescent strip 10mm x 4mm on the hinge side, top and opening side Now there are 2 hinges, neither are marked so I would assume non fire rated and someone has fitted (poorly) a Yale lock on the door, the door hasn’t changed since the last report and I can’t work out why they said it’s not a FD30? thanks

Hi, I am looking for some advice please. I have a contractor who will be replacing 10 Fire Doors in a school. The question I have, the contractor wants to remove all 10 doors at the one time, which there will be no fire doors in that area over night time, which is a concern. I did bring it up, remove one fire door and replace a fire door and so on. They are adamant they have not got the staff and time to do it one off, one on. Does anyone have any other recommendations, and what needs to be in place? Thank you Fiona.

In a house to flat conversion, where the front doors to each flat (FD30's) are technically internal doors, can I fit a door security chain / bar and if so would this need to be fire rated, as it's inside each flat? I've fitted thumb turn locks to each door, but would like some form of extra security for each tenant if this is allowed. Thanks

Just after people’s thoughts, advice etc, we’ve been fitting fd60 firedoors and on the whole attaining a 3mm gap between floor and door, but as nothing is plumb and level in places the gap is bigger and with floors rising as door opens in its closed state the gap can sometimes be over 5mm, drop seals are not an option, is this an allowable gap under the circumstances ?? thanks in advance

Our house has a fire door between the utility room and garage and, at the moment, it has a Perko self-closer fitted. I have seen comments in some places that it is no longer a requirement to have self-closing devices fitted and would like to remove it as the slamming drives me mad. I don't think it would be a safety issues as it is closed 99+% of time and only propped open when bringing the shopping in! Can anyone give me a definitive answer as to when, or not, self-closers need to be fitted to fire doors. Thanks

Hello, we have a garage attached to our house (added on prior to our purchase). We have created a shower/toilet room in the rear corner of the garage for use from the garden. There is no access to the house from the garage or shower room. When you enter the garage from the garden there is a door to the left into the shower room and a door straight ahead into the garage. We are being told by building control that the door straight ahead into the garage needs to be a fire door, is this correct? Many thanks

Hi I have a flat on the 10th floor. The front door to the flat opens onto an open (to the open air) walkway shared by 6 other flats which then leads to an internal common area where the lifts are situated. The door is UPVC. The construction is about 12 years old. The MA says the flat door is not compliant as not a fire door. I was under the impression fire doors were not a requirement when opening into air, but the MA says otherwise. Is this correct. Thanks in anticipation.
