I have 6 Identical large dinners; the latest building has FD30S double swing doors between the diner and kitchen the rest have FD60S. All were built to 2007 regs. The doors are now at the end of life, can I replace them with · The regulatory requirement is for a FD30 door to be installed. · An FD60 rated door (as installed in 5 of the diners) configure as an FD30 to provide a more robust solution. · All double doors are to installed with A back-check mechanism to stop the over extension of the hinge on opening. Hi, Ive recently bought a 1920s 4 storey house, and im planning to replace the original pine doors which have been dipped and are falling apart. We are undertaking a general rennovation to the house - replastering, relocating partitions, new roof, windows, basement rennovation etc, but not sure if this all means I have to install firedoors to meet modern regulations. Any advice is welcome!

I’m the student studying in UK. Door closer in our new residence make annoying slamming sound. Even if the windows in each room are closed, sound is still too big. I have asked about this issue, and repairman said it is normal, it should be strong to make sure it is closed(all doors are fire doors). I can see latching speed is higher(close faster when it is closed almost). However, I think door closer don’t need to be stronger if it can close door fully, there are no any point to make it stronger. If my idea is wrong, please point it out.

The issue I am having is this as it stands I do not believe the fire doors installed in my property are indeed fire doors, because of their standard of installation. I live in town house, with a floor above 4.5m and therefore it is a requirement for the house to have a compartmentalised staircase to provide a safe escape route in the event of a fire. The building control requirements are for an FD20 door, but no FD20 doors exist as it is impossible to test to. Hi, we are fitting a fire door between our garage and our boiler room. (The boiler room is attached to the house and has a back door leading from it; above the garage is a bedroom.) Can we fit an oak threshold beneath the fire door under current regulations so long as the gaps are correct? Thanks for your help.

Hi All At what point should the gap between door and frame be taken from? We have doors with square edge frames and square edge doors that meet fine. But then we have Doors (nominal) with a slight round (arris) meeting the frame with a 3mm chamfer on making the gap 6-8mm with the wedge type gauge thingy. one of the carpenters that viewed the job used packers and between the seal and door was 3-5mm gaps. The inspection company have used the wedge method and come to the conclusion the the sizes to the arris and chamfer are the gap sizes but the carpenter has said that if he was to add a lipping on to meet the inspectors dims the doors will bind of foul …

Based on the last fire risk assessment, I am looking to get the front door on my flat replaced. I would like to ask if it is a requirement that the new fire door that I install is 'signed off'. Or if it is ok to get an installer who can't provide an installation certificate to install it, but will use a certified door and door furniture. I can't find out what the actual official requirements are. Based on what the FRA says, it seems as though as long as the fire door is FD30, it has a self closing device, cold smoke strip and self closer, it meets requirements. Can you please confirm?

Hello Thanks in advance for any help. I need to fit intumescent strips and smoke seals to my doors. 1. My first question, regarding the max 3mm gap allowed around the sides and top of the door. Is this the gap between the door and frame not including any space that is closed by fitting seals/strip? Or, if, when the seal and strips are fitted, and they contact the frame, does this constitute the gap that needs to be closed (ie it would be <3mm)? 2. Depending on the answer above, how can i reduce the gap between the doors and frame? Can I build out the trims on the doors or add to the frame? 2. My social housing landlord have recently installed fire doors. There are 6 flats in a Victorian house conversion. I have been expressing my concerns and getting nowhere. Firstly the original doors were timber ( not sure if they were fire doors as they were at least 21 years old) within a timber frame, closed on it own etc. The new ones are wood with a wooden frame but the frames have been screwed in with large screws with all the screws exposed. I have never seen door Installed this way. When I asked the fitters why there were screws and why they were exposed they said that’s how doors are now and they would get plastic caps to cover them. I have a building which is an 1970/60 military tower, now office and accommodation block.T he doors are original and are labelled fire doors. There is no proof these are fire doors. No O&M or fire door certs Door hinges are not CE or fire marked, But have fire seals and door closures. can we replace hinges and repairs or do these have to be replaced and under what regs or legislation. as owner of building is stating there are fine as they were fitted like that.

There is no O&M manual nor fire certs. where do we stand. how do we maintain these as fire doors ( no fie door hinges but seals are on them). or do they need to be replaced and under what legislation. Hello. Currently working on residential property which require remedial works to the doors including lippings/frame adjustments. In some cases we’ve need to add a lipping to the head of the doors 8mm hardwood, Glued and pinned is this acceptable? We’ve done this including lipping bottoms to reduce gaps without causing to much damage to the frame works and property. These are non certified doors obviously due to the age and works being carried out.

I live as owner occupier (long leaseholder) in a managed block of flats. The block has a communal fire alarm system with sounders in the flats and the communal areas. I want to fit an ADO to my flat entrance door (which is a fire door) for disability purposes. (I am wheelchair dependent for my mobility). The ADO installation includes a 48hr battery back up in case of mains power failure. Is it a requirement that the ADO is connected to the communal fire alarm system? As I understand it, this would simply "convert" the door to normal manual operation when the fire alarm sounds.

I am a mechanical design engineer and was wondering what is the maximum distance a fire door can be undercut by. I have contacted building control and have been informed that this is 4mm, but have been told by other engineers that they have previously been told that it is 20mm. Please could you confirm the actual dimension as i do not seem to be able to find anything with the Building Regulations either.

I have recently moved into a new home which I am decorating and have realised that the doors are the original old doors but have a layer of MDF/ chipboard over them. I was wondering if this would have been done by the previous owner for fire safety? And if I am required to keep them as is as I would love to be able to return them to their original state.

Hi, I own a flat in a purpose built block, with a total of 6 other flats. Recently we had a fire safety assessment which pointed out a problem with the Glazing in the front door on several properties. The building is about 28 years old, all of the flat doors are std hardwood entrance doors with 9 small glass panels in the upper half. Aparantly when they were built there was a secondary fire retardant glazing panel fitted inside, this is no longer there and therefore the recommendation is to retrofit for 30min safety. my question is what exactly do I need and where can I buy the materials Required. Hi all, I need some help please, can a fire door have a lip cut at the top of the door for the instalation of a concealed door closer so as the arm does not bind on the door?The closer part is fitted to the underside of the door frame and arm is fixed to the top of the door, i hope this makes sence Thanks

What is the recommended gap for a notional FD30S timber doorset at the door to floor, there are fire and smoke seal on the leading edge,top and hinge side but nothing at the bottom. The gap at the bottom is 12mm, what is the regulation on this type of door.

Hi, On a new install of a FD30 door set, would you expect intumescent packers to be fitted on the hinges? FD60 i would say yes, however on a FD30 i'm unsure, and all the information i can find states refer to the manufactors instruction. Any help would be useful. Thanks
