Please can somebody help. When maintaining and repairing fire doors if a client stats to maintain the door when fitted legislation is this correct or do you do it to the latest standard.

I have a building which is an 1970/60 military tower, now office and accommodation block.T he doors are original and are labelled fire doors. There is no proof these are fire doors. No O&M or fire door certs Door hinges are not CE or fire marked, But have fire seals and door closures. can we replace hinges and repairs or do these have to be replaced and under what regs or legislation. as owner of building is stating there are fine as they were fitted like that.
