If fire door glazing does not have a fire rated glass stamp, I guess the only way to tell if it is fire rated is to check with the manufacturer from the BWF label as to what the door should have in it for the rating it is the ask a certified FR glazing contractor, or you may find some information in the building file? Does FR glazing have to have a stamp?

For a flat on the 3rd floor of a 4 storey block of flats. A door inspection found a 9mm gap under one part of the threshold drop down smoke seal. The flat is new and the developers contractor came and said there was no problem as the gap could be up to 10mm. The inspection report says it should be 3mm as the door has smoke seals. The inspection report matches my understanding but am I missing something?

Hi, Can a brush draft excluder be used at the bottom of a fire door that has smoke control to reduce the spread of smoke? The gap is 3.5-5mm but I have been told it needs to be 3mm for smoke. The floor is uneven so a threshold strip may cause door leaf not to close.

This is now with the supplier but the doors have obviously now been deemed a fail and concerned how we can rectify this without replacement. Can any one advise of a solution instu that may bring these back within the 1mm allowance??? TIA

Hello, I’m new on this forum and have found it very helpful. Can anyone advise me please. Below is a quote from a fire door and building regulations approved BWF. https://www.jbkind.com/uploads/pdfs/JBK_Fact_Sheet_Fire_Doors_and_Building_Regulations.pdf. Smoke seals are recommended on doors approaching or protecting escape shafts such as stairs and corridors and where a door separates a private area from a common space such as a flat front door. Smoke seals are also recommended on doors in sections of corridors that lead to dead ends. Note: Where smoke seals are required, the threshold gap (at the bottom of the door) must be set at no more than 3 m…

I have a question that I'm struggling to find an answer to. I need a some fire door to be installed in domestic and non domestic buildings. My friend is a carpenter and can make them, however he does not have any certification regarding fire door. Is it possible that he will manufacture and install fire door needed and a Fire Door Inspector will sing them off and issue a valid completion certificate. Does the manufacturer have to resource all the components for the fire door from certified suppliers?

Hi, I have to install a batwing smoke seal to a FD120 timber doorset and wanted to know if there is a specific size I have to use? I wanted to use the 10x10mm seals as this would mean I wouldn’t have to move the door stop back as much as the bigger seals. Is 10x10mm acceptable? I’m unable to find any information that tells me 10mm cannot be used.

We are renovating a 3 storey victorian terrace for bed and breakfast use. I'm struggling to find guidance for 3 storey, but know it is different from the small paying guest accommodation regulations. Do all doors need to be FD30 and does this mean we need to install new door frames as well, or is it only the doors on the stairway that need to be fire doors (and frames)? If we have a lounge door in a corridor near the front door does this need to be a fire door? We will be getting an assessment, but want to get on with the works so that the assessment should, hopefully just be a sign off, and as yet cannot find the regulations we need to follow. …

After some help, we have a property where a resident has behavioral challenges whereby he regular slams the fire doors, we have tried changing the door closures, using door stops, but nothing seems to stop him damaging the frame of the door with constant slamming. The door is on a protected corridor and we have spend a lot of time and money looking for a solution, preventing the resident targeting the door will only lead to further behavioral challenges. Any advice gratefully received.

Hi I am an Estate Manger who recently had a survey for Fire Doors in 3 buildings consisting of 4 flats in each block with a single staircase, and we have a stay out policy in play. The survey recommends remedial works for them to qualify as nominal fire doors, and the company who submitted the report who are FIRAS Registered maintain the world must be completed by a fully qualified individual otherwise they refuse to certify. I maintain as they are existing nominal 30 mins FD the remedial works could be done by a skilled and competent joiner/carpenter. Am I right to make this assumption? I cannot find a definitive answer other than relating to a new door set mus…

Hi, I have had a council visit and they have stated there are gaps over 4mm between the door and frames throughout the property. I have looked online and come across frame-fit which look like the perfect solution to this issue without replacing all the frames. Has anybody used this before? I have messaged the company who sell the product as I will need a registered inspector to sign this off also. Thanks

Hi all , I’ve recently carried out a survey on an apartment block, that has recently had a refurb . All the doors are existing with no test evidence or manufacturers documentation. They are all nominal suggested Fd30s. Only works done to them are to change any components that may have failed I.e strips missing , closer not working etc . The lobby doors have glazing but no fire rated markings . The glass is wired . Would I be safe to say this is a pass and write a caveat, to say I’ve pass off the history and integrity wired glass, has in relation to holding back fire . Or fail , leaving the customer with no option to replace ??? (Seems extreme ) . Thanks in adva…

Hi, In my office we have several door sets which are a leaf & half. The half leaf has no bolts so can just be pushed open. If both doors get pushed open together the half leaf will not close and hits on the main door. Is this an installation problem. Should the half leaf close even if opened first.?

The test sheet from WarringtonFire for a door indicates use of a certifire approved latch, max case dimensions 19x15x64mm with a forend 57x26 and keep 57 x 24 and there is no tolerance specified. I've been completely unable to find anything that complies with this - typically it's the case that's either too high or wide. I've been in contact with WF but they can't help. I've looked at at least 10 different manufacturers now that provide specs online but unable to find one to these specs that is Certifire approved. Closest I've found is 21x15.5x64.5 How critical are these measurements?

In the absence of fire-door specific guidance, I fitted the top hinge 160mm below the top of an FD30 rated door. The manufacturer has now sent the guidance which indicates the centre of the top hinge should be within 100m of the top of the door! The door is semi-solid core type, while the frame is mdf. On another similar door I read that the old cutouts can be patched with hardwood and appropriate glue providing the dimensions are not greater than 110x36x3.5. One slight issue here is the hinge cutouts go through the intumescent channel and take 2mm out beyond - to repair that I'd likely have to cut out a few more mm to give the patched in timber sufficient…

I'm working for a client that has a 1930mm frame which needs to accommodate a 1981mm door for the purposes of an HMO conversion. The frame and lining are constructed from a solid material, that is compliant. What's the best thing to do here? The client does not like the options of "made to measure doors" and prefers the options available at 1981mm. Is the recommended method: 1) Cut solid core door to size and add a 12mm hardwood lipping to the bottom edge (so that at least 6mm of lipping thickness remains after the intumescent rebate is added), fixed with urea glue. Does the veneer facing have to be maintained here? 2) Cut solid core door to size …

I am working for a client transitioning a home to a non-licensable HMO. They want to move back in after a few years. They have a good quality, solid 1935mm high opening/frame/lining. All of the doors I'm looking at are 1981mm with too little lipping to bring the door to height. The client hates all of the doors available from made-to-measure suppliers. I understand that it's possible to re-size FD30 doors using hardwood lipping glued in (and not from the top). What's the best method for this to remain HMO-compliant. Please note that this is a non-licenseable HMO. 1) Cut door to size and glue in hardwood lipping of 6mm + 5mm (for intumescent rebate) thicknes…

Good afternoon all, I would like to improve my knowledge as a risk assessor in regards to fire doors and their make up, compliance etc.. So, can someone please inform me what is the more comprehensive course and pathway for fire door inspectors, is it with FDIS or BRE. Are they both recognised equally, in the industry, or is there a 3rd option I haven't seen. Many thanks. Steve M

Can a FD30 fire door blank be installed in an old softwood frame if the frames are 30mm thick and over 70 wide. I’ve been asked to install a door and the manufacturer of the door states the frame has to be at least these dimensions. Would it matter if the frame is old?
