    My brother is having a new fd30s installed to his flat. The original survey measured the height of the existing opening but unknown to them the plasterboard soffit hid the fact that the lintel was higher than the frame by approx 50mm, the door is now made. Can the 50mm gap fe infilled with solid timber/rockwoo firepro etc. and sealed and still comply

    Hi. We manage a purpose-built 1970s three-storey block of concrete/masonry construction. 10 flats are accessed via the main communal entrance and internal common areas. We are in the process of ensuring the front doors to these 10 flats are 30-minute fire doors. An additional flat (part of the same block) has its entrance door directly opposite the main communal entrance in a covered passageway area. The door to this flat is not fire-rated (and neither is the communal entrance door).   3. Hi We are looking to replace 50+ fire door closures on residential front doors in an apartment block. As long as the installer follows the manufacturer's fitting instructions, is there a requirement for the installer to have any accredited competency training and standard, or can any regular skilled trades do it?     I have had fire doors installed in a property by a contractor. Some of the walls are 45mm and the installer has installed the doors in frames cut down and used the architrave as door stop by overhanging the edges 12mm over the door frame. He believes the architraves suffice as door stop. It is quite unusual I have not seen it before. Would this pass a fire door assessment as we are converting the house for social care FD30 doors were recommended for all the rooms.

  5. Hi I have just fitted a fire door that requires a closer on the push side. I don’t normaly like them fitted on the push side as theres greater loading on the fixings, and it is on the fire side of the door. The budget Eclipse door closer that I normally use will not work as the scissor arm rubs on the chunky stop lath on the door lining (even when using the fish plate). Im sure other fitters have a solution to this when using door linings and stop laths? Would a track type closer work? ie could I fix the door closer arm track directly onto the stop lath?   6. I have a large conversion project that requires a FD30 door to cover a 2150mm gap (normal height of 2040mm). It needs to be a pocket door system with a single door of 1950mm minimum (to avoid over complicating there are issues with available space on one side but I could get away with a short side door, steps in front and a staircase behind requires the extreme width solution). My question is (given I have exhausted any solutions that don’t involve putting in steel doors and new concrete ceiling)... can I put 3 regular FD30 doors together using a hardwood sheet each side and just ensure I am using a FD rated ceiling track?     I have a block of elderly steel fire doors mounted on two swivel hinges top and threshold. (They do not swivel two ways.) No stopper. Smoke seals. The threshold gaps are in excess of 9mm. Is there anything on the market or drop down seals that would make the doors compliant? With no stopper, conventional drop seals couldn't be activated. Any thoughts pls.

  8. Hi, We have a couple of blocks in a London borough with a fair amount of fire doors within them. The blocks were built or in early/mid 2000's. The doors are of a regency style and have a 2mm metal skin on them with a beech hardwood perimeter framework. There is a hole/cap on the head of the door where it is assumed the foam injection was applied. The only markings present are on the top with '09-06-05'. Id guess this a manufacturer date. We have had no such luck with the developer, and cannot seem to identify these door sets at all. Do any of you know a way/system to find some sort of manufacturers information?     Hello I currently own and live in a 2 bedroom flat in Scotland. I live on the 5th floor of a block with 6 floors in total. All the doors in the flat are fire doors and all have self closing devices (with the exception of the 2 bathrooms). They are essentially just overhead hinges but do the job fine. I just wanted clarification on whether it is a legal requirement to have self closing devices on all doors? Prior to buying the flat I rented it for a couple of years and wasn’t sure if these devices were on the doors due to landlord requirements? Many Thanks

    Are fire doors required for the entrance of ground floor flats if the the flats do not have a staircase and therefore do not share a common area with the flats above. We have two ground floor flats, both of which have patio doors leading to the garden. They are the only flats that share the common entrance as the flats above have a separate communal entrance and staircase. The flats were built in the 1980s.

  11. Good evening, We are planning to purchase a 3 floor house. As I understand the doors between the stairwell and habitable rooms have to be (FD30) fire doors. As per the floor plan attached (I hope I was able to attach) on the 1st floow there are 2 fire doors, one between the kitchen and stairwell and another one between the living room and stairwell. We would like to move the door 2 to be door 3 (i.e. we will terminate door 2, to wall in and make a new door), and the door 3 will be a double fire door.   13. Hi I am an owner/occupier of a purpose built flat in Leeds that currently has the original flat entrance notional fire door in place. The Management Company (and Managing Agent used) are responsible for the communal areas, but I am responsible for my own door.     Is this acceptable? I always thought that fire door keep shut/closed signage should be visible on both sides of the door leaf. This was the only signage on the fire door on the leading edge of the door. unfortunately it will not let me upload an image.

  16. I am involved in over-seeing a number of flat entrance door upgrades in older blocks (1950's-1970's) that have non-compliant (chain closer or self-closing hinges) or no self-closing device. Many of the residents to these blocks are elderly and I am finding that they struggle to open the door with an over-head BS EN 1154 compliant self-closing device. In some cases residents have been completely unable to open their front door even with a cam-assisted closer adjusted to the minimum setting.     Hi There, I work in a building that was built approximately 20 years ago. The existing fire doors have intumescent strips and close automatically, but I cannot see any CE marks on the hinges, which lead me to think they are not fire rated. What are the legal requirements from the companies perspective? Do they need to upgrade all the hinges to comply with the law or as the doors are existing is this not needed until they are replaced?

    We have a fire shutter that activates via the alarm going off, have had it serviced regularly with no issues previously, and has been inspected during the recent FRA. A new company has taken the servicing contract, and has sent a quote through on the basis of the service visit for "fire shutter warning panels". This has never been raised previously, and I am struggling to find any relevant sections in any fire relegations. Can anyone shed any light on this, As I am at a loss as to whether this is required for a serving hatch. Thanks.

    Good afternoon, We have come across 6 Doors on site which wasn't picked up by another company surveying the building. Doors have Fire Door signage and all smoke seals installed. O&M's have been provided for these 6 doors so can confirm all Non Fire Rated. (Stickers on top of door) These doors are 54mm thick and on an escape corridor on the Ground floor. Small office behind each door. Furthermore we have found another 34 doors that are the same but these do not have Stickers on the top confirming what door they are.     I am looking for information on where best to source information on the various type of smoke seals on the market today and which would be condsidered acceptable on a fire door. I am aware of blade type seals and smoke brushes intregral to combined strips and seals but would appreciate if anyone could direct me to any other type of smoke seal that they may be familiar with through their work activities and their fitting to a fire door set or assembly. I know about the sticly on ones too but if anyone is familiar with a type of seal and supplier of that seal then I would appreciate your sharing with me.

    When renovating a 3 storey house and putting in fire doors can a gap be left at the bottom of the door to allow for floor coverings to be added as I do not want to decide whether to have carpet or Karndean type flooring. I have been told that carpet or whatever has to be installed for the doors to pass Building Regs!

Flat was built 15 years ago and were compliant then. Can they force me to pay upwards of 2k to change our front door and all of the internal doors in the building?

    Hi, I am upgrading my paneled doors to FD30 rating, but have no intumescent seals in the door sides. Can I paint these with the same intumescent paints to achieve a seal there in palce of using intumsecent strips? Any advice you could offer would be appreciated. Best, Jeff

We recently had fire safety remedial work carried out on an internal protected stairwell, which included replacing combustible push-open access doors with lockable fire doors, which open onto the stairwell and contain evac chairs on 2 levels (there are 5 levels in total including a basement). The doors only stay fully closed by being locked, with a FB key. The stairwell is now signed off by the contractors as 60 minute fire rating. I would like to keep the evac chairs in these 'access cupboards' without building another storage unit as recommended on our recent FRA - our stairwell is limited for space but we can't keep emergency chairs in locked storage for obvi…
