Hi, I am looking for a product whereby I can number internal fire door in high rise blocks, a small disc to enable me to provide door identification and location for future maintenance and any repairs identified following an FRA? can you please assist or identify whether there is a product on the market and if so a supplier. Hi, I've read your pages on fire doors but one thing concerns us. In both considering trying to adapt our current door with seals or buy a new one - am I right in understanding that in the event of a fire the seals expand to seal the gap completely? If so that means you cannot open the door? At exactly what temperatures does this happen? With only one exit the question is at what stage is it safer to be trapped inside (we are in a top floor 4 storey flat with only one exit door). Any advice to clarify that would be great.

I’m currently reviewing the Stairways Quality Manuals and I’m seeking clarification with regards to fire door specification. It is my understanding that, with regards to ironmongery in a fire door, hinges and latches for use on fire doors ‘can’ be CE Marked to BS EN 12209:2003 for latches, and BS EN 1935 for hinges. Please can you state whether this is now a legal requirement with regards to the actual parts (latches and hinges)? In simple terms, should ‘can’ be ‘has’ to comply a legal requirement? Hello to all The Kingston upon Thames introduced additional licensing for HMO properties that are less than 3 storey a year ago. I have a house being let to 5 students on multiple contracts. 1- The licensing inspector originally advised a simple fire door between common room and hallway but recently he has asked that it should also have a vision panel in it. In an HMO who is responsible for ensuring that all tenants respect fire doors? The fired door to the communal kitchen is blocked open 24/7. The tenant of many years' standing refuses to have it closed even at night. The landlord does not want to intervene, he has asked me to keep the peace rather than advise his tenant to allow the door to be closed!

My mother recently had to have a new fire door fitted at the communal hallway entrance, the work was carried out by the Housing Association contractors. My mother who is elderly (94) with mobility and visual problems is having problems with the door, the new door closer has too much tension even though it is set on the lowest setting. The new door closer is not comply with the Part M regulation. The other problem is that a heigh threshold strip has now been fitted, around 25mm heigh. After quite a bit of research I've found lots of information on emergency fire door exit requirements, but I'm struggling with specifics on doors along the evacuation route. I'm aware that a fire exit must only have one mechanism to open it, but can't find reference to doors along the route. I have a portacabin with 2 adjoining infant classrooms, the door just before the final exit door has 2 operating door handles, one up high so the toddlers can't escape Can I use the common sence approach and recommend immediate action on removing the lower handle, so only one mechanism is on the door? Quoting legislation always helps, but is there any? cheers.

Hi there we are having our loft converted by Billy the Kid and his band of builders, but I do have a serious question. How thick does the fire door seal have to be around the fire door? We live in an average sized end of terrace house. The doors we have are 30 inches wide and they are 44mm thick. Thanks for your help.

I am looking for code/standard for frequency of testing on fire rated doors. Have a test done in Feb 2002 but no tests apparently have been done since then. Would expect a manufacuturer would be required to retest products within a specific time frame, maybe every 5 years. Have not found specifics requirements for retesting. Where can I find this type of guidance/requirements. Thanks

Just a quick question on fire doors. I recently visited my childs new school which consists of 3 floors. Although there was detection in the corridors i noticed that none of the classrooms along the corridors had fire doors fitted. my thoughts are that they should be fire rated to protect the escape route. Can you confirm if classrooms should have fire doors? Regards Gary

Hi there, I have a georgian mid-terrace which I let out with 5 bedrooms to students. My local council has served a prohibition notice on the property which they have said they will lift once fire doors are fitted throughout the house. These need to be FD30 with strips and door closers and fire proof ironmongery. I am trying to get this done at the moment but I am having some major issues and don't know where to turn. I have purchased an apartment which has two front doors!.. The main, outer door is an ordinary door although just after it, before I access the hall there is another door which is a fire door. This door has no lock or handle and is simply just pushed open to get through. I would like to seek permission to remove the internal fire door and replace the front door with one of a fire resistant grade. Who would I need to talk to in this regard? Would I need written permission to undertake the task?

Hi, I am trying to find a fire door for my flat to match the other doors. My joiner has said that he could get a new fire door, cut out the middle panel and fit the old panel in and get mouldings to match the other doors. Would cutting out a panel and fitting a different panel in void the fire certification?

i have no requirement to create a compartment for fire protection but i have a requirement to protect the structural walls of my building with 90 minute fire resistance and if i create a structural opening for a door, will the door leaf need a fire rating? Can 90 minute fire resistance be achieved in the door jamb allowing me to use a non fire rated door leaf?

Hi there, I'm renovating a flat in south London and I've made the kitchen/living area open plan. Building control came to assess the work and asked me to install a fire door at the end of the hall way (separating the hall way from the living area/kitchen). I opted for a pocket door (sliding door, 30 minute fire rated) to avoid undoing all of the work I did opening up the flat. I have the certificate for the door and I have ensured that the correct plastering process has been followed around the door. However, I'm unsure of the seals I require. Do I need seals along the edge of the sliding door where it touches the frame? (there is a 10mm recess for the door to slot into) …

Hi, I work for a Facilities company and I have been taught that there is a minimum and a maximum time that a fire door is required to close shut in, but I have been challenged by a member of staff that this is not the case. I wonder if you are able to help us at all. We are currently re-furbishing a house to let for multiple occupation and in order to comply with Fire Regulations we have made all necessary alterations but are uncertain if we require special door handles for internal fire doors. Do they have to be fire rated, and without there being a key hole through the door? Thanks
