    Hi, I have a situation where new fire doors were fitted to elderly tenants flats with Perko's. The doors were too heavy for the tenants, so the Perko's where disconnected from the frame and an overhead free swing device was fitted (In some cases the Perko has been removed completely). Once the door is closed, there is still a gap between the frame and disconnected Perko which compromises the integrity of the fire door. I am looking for some advice on how to overcome this issue.     I am a leaseholder of a council 2 bed flat and the council will be introducing additional HMO licencing. I rent the flat to 3 people as rooms, shared areas are kitchen (with a folding, always open door), bathroom and hallway. I have a smoke detector alarm and a carbon monoxide detector in the hallway, across from the kitchen and boiler. I recently had an unrelated inspection of my flat by the council and in light of the requirement for licensing this HMO bedsit from 1 Nov 2015 I was advised to install 1) Smoke detectors in the living room and 2 bedrooms; 2) A heat detector in the kitchen; 3) A carbon monoxide detector in any room containing a gas appl…

    We have moved into an old building and have turned what was 2 small rooms with 1 fire exit each into one room. Please would you advise us if we are within the law to remove one of the fire-doors and brick it up? Is there anything we have to do/ anyone to be informed? Many thanks Linda

    Having a 2 storey side extension built on my property consisting of a downstairs garage and rooms above it. The main entrance door is on the side of the house at the front with the new garage behind it and the bedrooms overhanging to form a car port open onto a driveway. There is no direct access between garage and house, but have been informed that the entrance door to the house needs to be FD30. Have checked the fire regs and these only relate to doors/windows with direct access between garage and house. see attached crude pic Any thoughts as to whether a fire door is required? regards

    I would like to know what the regulations are about the safety check of fire doors, how often they need checking when the fire door opens from a shop into a rented private residential area. It is obviously necessary for checks to be done but frequency and times of day are in question. Could you give me some idea of procedures. thank you

    Hello, I was wondering about the new property I am buying. Me and my partner will be renovating it when the process of buying goes through. I would like to change the internal doors inside. Some are fire doors the seller has mentioned. I had done some research and it has mentioned on a ground floor flat you don't need fire doors as long you have means of escape. Every room has a window. Plus if the habitable areas are linked to the hallway. Which they all are just wanting to ask you guys to see what you think of the situation. Thanks

    Hello - I'm planning on fitting some fire strips on the bedroom doors of a property that I rent out. Could you please tell me if I need to fit the strips to the bottom of the door or if just fitting them around the other 3 sides is adequate? Thanks in advance for any advice.

    Having a new fire door installed so it gives us internal access from the hall to the garage, I know the plasterboards need to be stripped out to install a new frame in the wall, then the fire door casing installed, what size does the casing need to be if the door is 2040 x 726mm ??     Quick query: at my local Cricket Club we have a double set of fire doors that we need to use for access from the outside and egress from inside, but players are leaving the door open as there is no closer - therefore causing a security issue. What fire door closers can we install to make sure that the doors close in sequence and latch? Can we vary speed and force? Tanks Sarah

    Is it permissible for the magnetic door holders to be isolated during the weekly fire alarm test (so they do not release the doors), and instead test the door closers with the weekly fire alarm test once a month (say the first fire alarm test of the month??)

    I am writing to enquire as to the best solution for door closers in Almshouses where traditional door closers are proving too heavy for some of our residents (some elderly/infirm/vulnerable adults).     Hi everyone picked up some great info from this forum but have a few things that have cropped up on the FRA inspections which i need some advice on. 1. inspectors have requested FD30s doors to be fitted to all electric and gas meter cupboards. some of the cupboards are only very small doors so how can this be achieved as the only way i can see it possible is to cut up a door to the correct size and re lip the doors which then defeats the object of a fire door as it has been cut. 2. inspectors have requested intumescent door bar to be fitted to doors with excessive gaps at the bottom. I have never seen a intumesent door bar that would be fitted in a HMO property. C…

    Hello I am working with a local authority who wish to install an over the door bracket, on the side of a fire door. This will obviously impede the expansion strip. Is there any legal problems in doing this and how will it affect the fire/smoke resistance of the door? The bracket will cover 70mm of the length of the strip. Thanks in advance Matt
