Hi I live in a block of flats containing 12 dwellings. Could you advice whether the main entrance to the block is the only door that needs to be minimum FD30 or if all the front doors to the individual dwellings also need to meet this standard. Many thanks in advance for your help,

Hi I would be grateful if you could give me some advice, I am replacing some doors that I have as I am opening a childrens nursery, the doors that i am looking at have 2 glazed panels in them but they are too big for the door fram (door frame is 187cm and the doors are 210cm) is there a maximum you are allowed to trimm of to fit opening?, and if so is there a paint that can be bought to put on to the doors i currently have (these are solid doors and I would like to put a glazed panel in them) Thanks

Hi, I am refurbishing an apartment and need to install a series of firedoors to separate the rooms from the stairwell. Is it possible to retain the existing doorframes and purchase new door leafs? Is it possible to attach the intumbescent seal to the door leaf instead of the frame?

I wonder if you could help please, has there been any new fire safety legislation recently? I live in a six year old block of 34 leasehold retirement appartments, and throughout this time there has always been wide gaps under the doors to the flats, as fitted by the developer. Only now have these gaps become an issue and smoke brushes are to be fitted. I understand the point of not having gaps under the doors but I would have thought this should have been dealt with by the developer during the time of construction. Because of this alledged new law ( and that the landlord says we are now classed as a Hotel or B&B ) we are being asked to pay a high bill for the work. Su…

I hope you can help. The owner of my blocks of flats has added a letterbox guard after the fire risk assessment; it is solid matal shaped the same as a flue on an open fire, would this shape actually compress the flames like a chimney? I have been looking for about two weeks now trying to find a fire rated letterbox guard and I can not find one hope you can help chris

Hi, I've just moved into a new flat on the ground floor of a purpose built block. At the moment, we have to lock the door from the inside with a key, otherwise it can be opened from the outside by anyone who has gained entry to the block. Someone told me that regulations require you to be able to escape without the use of a key. Is my landlord required to change the lock? If so, could someone tell me where I could find this in writing? I already know that my landlord is not very willing to do anything he doesn't have to... Many thanks

Good Afternoon, I am acting on behalf of my husband who is a Carpenter , he has been commisioned by a Sheltered Housing Association to fit door closures / hinges and seals that reform to Fire Safety regulations and after work has been done to then give a Commisioning Certificate. How do you obtain one as He is only a 2 man band. Help !!!

I have a question about intumescent seals.A friend of mine gave me a fire door with 15mm grooves routed already on it. My door frame has got 10mm grooves routed already as well. So would it be appropriate if I have both door and frame fitted with itumescent seals, say door with a fire seal,frame with a fire and smoke seal, at the same time

Hi, I have been asked to help with some general maintenance jobs within a local school, one of which is to replace a solid fire door with a small glass panelled fire door. As a cabinet maker I'm happy to do this but concerned there may be regulations stipulating certification of fitter which I obviously don't have. Can you advise whether I should avoid this job and allow a professional to carryout the work? Regards

We occupy three floors of a self contained office building with fire doors on each floor( besides the external door for entering ). We are going to let the ground floor. We have a holiday let and live in a house next door. The let has a front and back door. In addition, there is a passageway connecting the two houses with two doors, installed in 2004. Question: do these connecting doors need to be fire safe? How do you check that they are fire safe if there are no apparent certifications on the doors themselves?

We are exhibition contractors and are installing a small partition wall in a showroom that will contain a door to link the rooms. This will create a small room approx 4.5m x 6m this has double fire doors leading into the warehouse from the showroom. Does the doors we are building need to be a repeat of the other fire doors with a fire exit sign as it will be leading to the fire exit in the next room or can it just be a normal double door with no fire safety features. I'm hoping you would be able to help me. A client of mine wishes to have copper ironmongery throughout his property, however the majority of doors are fire doors and therefore have steel hinges.
