Hi, Where a purpose-built sheltered accommodation is fitted with a sprinkler system, is there a requirement for compartmentation within roof space to separate flats and common area. I can't find anything on ADB or other guidance. Can anyone please shed some light on this?

Hi, I am a current student. One of my projects is to make someone else’s building fire safe, I’m a little confused on the sprinkler aspects of it and whether it would need them and if so where. I assume in the corridors and communal areas? But not sure how many etc etc. Any help would be appreciated. It is a multi-occupancy residential building (flats), detached. I have attached plans and sections. Any further questions do not hesitate to ask, as mentioned it is not my design so I will answer to the best of my ability.

Hi everyone, I have a client that has recently had a large (over 400m2) 3 storey mezzanine floor installed to his warehouse. The columns, beams and underside of the floor is not given any notable fire protection measures with the exception of a commercial grade sprinkler system. The floors also have 2 x 60 minute protected escape stairs with dedicated exits at ground level. The question I have is, would the sprinkler system constitute a sufficient fire protection measure in the eyes of the fire service to enable them to conduct firefighting operations if there were a requirement to go onto the mezzanine floor in a fire situation, or would the columns, beams and under…

I have an apartment block in Wales of 6 apartments in a converted detached Georgian building. It has a cellar, ground floor, middle floor and top floor. The sprinkler pipes have burst in the extreme weather conditions of late. My question is, could I just drain the system and not use it? The planning for the conversion of the building ( including sprinkler system) was submitted and approved in 2015 and was completed in 2016. The height of the actual floor on the top floor is much less than 11 metres, but the height of the building overall ( to top of roof) is 11 metres. Would not using the sprinkler system be possible? Many thanks for an…

Hello, our apartment in a converted mill (discussed in fire door forum) has a lift accessing our apartment directly. The entrance lobby to our apartment consists of a front door to the communal stairwell, a door between the lift doors and our entrance lobby area, then double doors to the main living areas. These are all fire doors. Our entrance lobby is above an unheated communal area of the block (entrance/mail area/lift lobby), our lobby area we are told is none habitable, and thus has no heating or plug sockets in this large lobby are (approx 18 square meters). Our lobby area does have sprinklers installed, I believe it is a wet system. My concern …

On Grand Designs (House of the Year) tonight 23/11, they showed a 3 storey house which had a staircase from the top floor that discharged into an open plan living room/kitchen so did not provide a protected route to a final exit. Many years ago I was involved with a project where a similar arrangement was overcome by the use of a domestic sprinkler system in the living room. However, although Grand Designs didnt say there wasnt a sprinkler system present in this house, for the life of me I couldn't see any signs - even of a concealed head - but then being concealed, I may have missed. So my question is, when considering a loft conversion above a 2 storey house (…

Recently visited a site with sprinkler coverage above electric car charging points in a basement above a multi-story office building. The basement was relatively open to the air (windows with vents in places), but no vents or windows near the car charging points. The sprinkler system has a head above each car, but now charging points have been installed. It was the type of building/management where I don't think these additional hazards would have been considered (i.e. high temperature lithium battery fires). Is there any information/standards relating to this? It's not something I have come across before.

We have a warehouse used for paper (2.5ton reels) which is over 20,000msq. Approximately 40,000msq to be fair! Originally built 30(ish) years ago. Had (past tense) a sprinkler system fitted. Problems occurred when sprinkler pipes began to leak, causing damage to paper stock. Resulted in customer complaints, so the then owners decided to disconnect the sprinkler system...avoids paper getting damaged and saved maintenance costs of sprinkler system. ? As the building originally had a sprinkler system, must the Responsible Person (new owner) reinstate the sprinkler? I can see Building Regulations guidance gives 20,000msq as the threshold for new buildings, plus…

Hello! I am a fire safety engineer focused on numerical simulations (FDS, pathfinder, etc). I would like to extend my expertise and I find sprinklers very appealing. More specifically, I would like to start with the design of the installations using CAD software. The problem is I do not know what steps to follow to get this knowledge. Is there any course that I could take for this purpose? or I have to read the regulations and learn by my own? Thank you in advance!

Hi I am trying to establish whether there is a legal requirement to service sprinklers at 6 and 12 months. I am aware of the BS requirements, but would like to establish whether these are recommendations or a statutory requirement. This is not with a view to foregoing servicing but in the COVID-19 climate I am concerned that labour shortages will prevent services being completed on time and if this is the case would like to know whether this would be considered failure of a legal obligation. Thanks

Hi, I was wandering if there is any regulations for the type sizes for indoor Dry riser and Sprinkler stop valve signs. I am trying to purchase a sign but heard they should be at least 50mm but this seemed to big from the signs I have seen. Thank you for your time.

I am looking for a sprinkler system to retrofit to a medium size hotel of around 60 bedrooms. Being steered by one party towards standard sprinkler system and to a water mist system by another. The ceilings of the corridors are all down at the moment. Would appreciate comments.

We were asked to meet a sprinkler engineer at a unit within a shopping center to confirm that the fire alarm will do the following: Notify the fire alarm panel if that sprinkler has been isolated via the isolation valve. Notify the fire alarm panel if the sprinkler system has triggered. If there was a fire then the fire alarm within the unit would trigger and that panel will notify the main center system that it is in fire. My question for you brain boxes is, is it a regulation that the sprinkler system has to notify the main panel of the two points above or is it enough that the fire alarm is already connected to the main sprinkler pump so it knows if ther…

I’m hoping to get some advice regarding CPVC or if you can direct me to the correct governing bodies. For Retrofitting Fire Sprinkler systems, whether there are parameters you have to work within for housing the CPVC conduit within PVC?

I have a diesel generator on the ground floor, with a fuel tank one floor below in the basement. The only mitigation of suppression is via a fixed foam inlet from outside which would direct the firefighters foam branch above the diesel fuel tank to the floor below the engine. The building is full of offices. Should a fixed integrated system be installed or is this a generic system??

Hi, Could you confirm to me the legislative requirement to carry out tank draining and internal/external inspection of the fire sprinkler tank – I believe this may be 10/15 years but do not have access to BSEN12845 to look over the specification/recommendations laid out in the standard. Thanks in advance William

I have just extended my kitchen so that the rear egress is now through the dining room. The local authority safety officer has insisted that for full safety approval we should install a sprinkler system in the dining room. This would involve digging up the road outside and running new piping into the house. The water company has advised me to seek an indepedent assessment as they say this is absurd for a small private residence. I live in West Sussex. The man from the local water company said he'd never heard before of a private residence in that area having to install sprinklers

Hi there, I've rented a studio space in a commercial property that has a sprinkler system. I have a clothes steamer and a hot plate for mixing dyes, do you know whether this is likely to set the sprinklers off?
