    Hello I am looking for advice regarding furniture in hmo. I have seen a sofa on eBay that I wish to buy (item number 261560424386) This furniture the seller claims was supplied for use at the Olympics in 2012. It was furniture for the athletes village. I spoke to the seller on the phone, asking him if the furniture has the appropriate BS standard fire labels on it. He checked for me and sadly it doesn't. Obviously I want to conform to all safety standards in my rental property. Is there any way I could get this furniture tested and certified? I really really would appreciate any advice you can give.     Hi We would like to put up a wall mural in the entrance lobby of our office. The mural is produced by a company named Photowall, they state that the material is Fire protection classified in accordance with SS024823, class 1, which is the highest classification rating according to Swedish standards. As this would be in our foyer which is designated as a fire escape route for the building I am trying to find out which UK standard this is equivalent to. Would you be able to help please?     I own a property which consists of a ground floor lock up shop and a self contained first floor flat, housing one person. My Environmental Health office of my local authority has just told me that I must provide fireproofing between the shop and the flat ie. the floor of the flat and the side wall of the stair well. However they seem unable to tell me what legislation demands this and how I should actually go about doing it. I get the impression that they are unsure themselves of the regulations. Can you advise me please ?

    Hi there, I was just wondering if you could answer this. The building I work in has 4 floors, the company I work for works in the lower 2 floors. The large staircase is a fire compartment and we would like to create a fire wall within this compartment. So the question is, can a fire compartment be sub-divided? Really look forward to your comments. Chris

    Hi, We have been informed we need to improve our ducting within residents bathrooms as they could spread smoke in the event of fire within a residents room. The building (care home) was built 2001 taking into account BS 5588 & 9999, it has fire dampners fitted (70c) within the ducting, ventilation shuts down upon fire alarm activition andif a phased evacutaion procedure in place. There is a large double glazed window to each room and the ducting is fire retardent (metal). Taking into account the natural vetilation within each room, window, also metal ducting i believe this improvment is not required, but thanked the consultant for his advice and made relevant person…

    We are managing properties in the London borough of Newham and they've just enforced the new property licences . As part of this licence we/landlord need to ensure that the furniture provided comply with the fire regulations. There are so many different tests to be carried out and we are in no way experienced or authorised to carry these out. Is there any authority that can do this for us, what can we do to ensure all furniture supplied by the landlords comply with these regulations?

    I am a Chartered Engineer and have lived in Inner London for 50+ years. I have become aware that a school built in 1952 may have open webbed welded steel beams (Met-Sec?) that appear to have no fire protection in some cases. I suspect that following the devolution of responsibility for schools from the ILEA to local authorities years ago responsibilities and technical knowledge for school buildings may have become diluted and over the years alterations may have taken place with the removal of fire-resisting ceilings etc to expose the beams. Sometimes the beams are actually over the Means of Escape designated route. Have the regulations changed?

    I have two areas within a Grade II listed school boarding house which have oak panelling on the walls. One room is a dormitory and the other is a sitting room which forms part of a circulation space. My fire risk assessment has identified that the oak panels need to be treated with intumescent varnish to achieve Class 1 surface spread of flame. The estate manager has tried a number of contractors who used water based substances but all have been unsuccessful because the oak panels have been treated for years with waxes and oils and the intumescents will not adhere. The contractors have tried to remove the oil/wax with solvents but the wood is too impregnat…

    Hi Tom Just a quick question with hopefully a simple answer...block of purpose built flats with a service riser going through each bathroom. The soil pipe from the WC in each bathroom goes into the riser. An access panel to the riser is required in each bathroom. What level of fire resistance does the access panel require, i.e. FD30, FD60, FD30S, FD60S? Looked at Approved Doc B but it's confusing! Scott

    We are refurbing a new training kitchen. I would like to know if it is a legal requirement for the extration hood and the gas interlock value to close if the fire panel is activated, or is it a recomendation/ best practice. We have arround 35-40 people in the building over two floors in 12 training rooms. We have planned for the necessary stop buttons and an ansel fire system. But just to be clear, I am refering to an alarm activation away from the kitchen on a seperate fire zone. Thank you for your help. Trevor

    Hi there, I am moving into a flat next week Friday. The current tenants are vacating 5 days prior. As the flat only inclues 1 couch and 1 bed, I would like to buy the tenant's furniture and leave it there. The agent said the inventory company should be able to turn a blind eye to all of the furniture that is staying but will not be on the inventory. However, he said fire laws mean that the tenants own bed must be removed as it is a soft furnishing. I want it to stay, not be included in the inventory, and i will take responsibility for it. Is this possible? Please help

    I am preparing to let my holiday home, but have been advised that two armchairs bought in 1986 must be disposed of as they do not carry the fire safety labels. I would like to know whether it is possible to have the armchairs inspected, and if they meet the standard, whether I can keep them in my holiday home. Thanks in anticipation. Elena
