Do beds in rented flats have to be exchanged

Hi there,

I am moving into a flat next week Friday. The current tenants are vacating 5 days prior. As the flat only inclues 1 couch and 1 bed, I would like to buy the tenant's furniture and leave it there. The agent said the inventory company should be able to turn a blind eye to all of the furniture that is staying but will not be on the inventory. However, he said fire laws mean that the tenants own bed must be removed as it is a soft furnishing. I want it to stay, not be included in the inventory, and i will take responsibility for it. Is this possible? Please help

Is this a furnished or unfurnished flat?

If it is a furnished flat then the landlord has a responsibility to ensure that all the upholstered furniture and mattress's complies with the Furniture and Furnishings (Fire Safety) Regulations 1988/1989, 1993 and 2010.

If its unfurnished then that is your responsibility and I would advise you to ensure all upholsted furniture and mattress's also comply for you and your families safety.
