    My neighbour is stock piling cut wood for his wood burner along our boundary wall. The stock piles are huge- around 20ft long and 8 ft high. I am increasingly concerned this is a fire risk. I estimate there must be around 10 tons of dried logs stored. Grateful for any advice. He is not someone I can approach as has he has seen off several other neighbours with his aggressive threats

I live in a six storey block of flats which in an emergency can only be exited externally by two relatively steep flights of external staircases which are to wide to hold the hand rails on each side of the steps. I am concerned that my recently partially disabled wife (left side) following a Stroke will not be able to independently exit the block quickly enough. The block managers refuse to consider laying a path around the ground floor of the block to allow level egress without having to use the staircase as it would have to pass the balcony of one of the ground floor units which I feel is unreasonable.     Hello, i am hoping i can get some guidance. I am moving my business to a new site, It is very very simple. Warehouse style site, 2900sq ft, simple rectangle. with door at front, door at back. Also a small kitchen and toilet. You are never far from either front door or rear door, unless in the toilet you can always see an exit. The business is a mobility shop, wheelchairs, scooters, walking aids etc. Normally, we have 2 members of staff and a few customers through the day. More than 6 people in th building is rare.     I've found a beautiful old stained glass fanlight window that I'd like to install above my living room door on the 1st floor hallway (I live in a 1st/2nd floor walk up maisonette). It's simply a leaded glass antique stained glass piece. The hallway in question is technically my "fire escape route". Is installing that transom compliant, especially if I want to make the property a rental unit in the future? Or would I need to do some kind of glazing (and likely ruin the piece)?

    The managing agents in the block where I live are using their own in-house work force to do extensive fire stopping. Do the regulations require independent certification of the finished fire stopping? What are the labelling requirements? Many thanks, Edward

    Hi, I'm looking for some guidance around the installation of fire resisting storage under fire stairs. We have a basement with two fire stairs, both of which have space for the construction of a small storage cupboard. Reading the regulations I'm not sure I'm interpreting it correctly but it appears that we could have a fire resisting construction, but only under one staircase? I understand it should be fire resisting, but would this fire resistance need to meet the same resistance as the fire stairwell? Any guidance would be much appreciated. Thanks Emma

    Hi all, I am currently putting up a fire lined plaster board wall in my garage to create an office space. I have seen guidance that on the garage side I would need to place 150 mm high trim along the bottom of the wall where it meets the floor, just like a skirting board, but I cannot find anywhere that has 150 mm fire rated trim? Is this necessary or can I just use normal skirting to cover the gap between the floor and the fire lined plasterboard? Many thanks

    Hi, I work on a multi-unit site, all relative close to each other. Mix of offices and workshops. We evacuate per unit or "Zone", as required. We have Fire Marshalls (FM) in each unit or zone, and perform a sweep and roll call system. We have a hybrid working policy. FMs are often moving around site for meetings etc. Increasingly we are seeing issues guaranteeing availability of Fire Marshalls (FM) in each unit in a hybrid working context. We can't monitor their availability, and our alarms aren't linked across units. Wondering if anyone could offer some intuitive ideas to manage this?     hi. some advice please we manage a block of apartments in the merseyside area. its a 4 storey block. shops to the ground floor and 30 apartments to the 3 upper floors. its an office to resi conversion and was completed in 2014, with building reg approval obviously. all concrete floors were existing and new party walls are double stud, so whilst its a conversion it appears like a new build. there are smoke vents to 2 stairs but no linked fire alarm, just mains smoke alarms to each individual flat we have had a FB visit and they have demanded a linked fire alarm our original FRA never asked for this, asessor retired and new report done after …

    Hi all, I have a house changing use into offices. It’s a classic small 1980s terraced townhouse. Flat roof. The maximum amount of people in the building will be 10. At the moment there is a front door and the back door on the ground floor. The back door goes out to a closed off garden. On the flat roof, there is a roof light. The flat roof is shared with 4 other houses. Do I need to have a set of stairs going up to the roof light and change it to a door for an emergency exit. When on the roof do I have to arrange for stairs to go down from the flat roof to the street? The house is in a conservation area. Not sure what to do.

    If a quarterly test of the communal fire alarm is conducted in January, does this mean the January monthly test is not required? Also, does the testing of an L5 system connected to an AOV come under BS 5839 scheduling or another British Standard?

    Three storey office building. This is looking up at the underside of the first floor. The ground floor is to be a day-time diner. The client wants to leave the slab exposed. I can get it repaired but would not be able to get confirmation of the necessary 60min fire resistance. Anyone dealt with this type of issue before?

  20. I have a flat which occupies the second and third floors of my building - these are the top floors. I wanted to remove the door on the second floor that leads to the staircase which accesses the third (top) floor to allow more light to reach the landing. The third floor it is essentially a loft space, it has no doors except external doors that lead to a large (4x5m) roof terrace. The entrance to my flat is on the first floor.     I am looking at a historic library, the regulator has got involved. The main issue is that currently on the first floor there is a viewing gallery to the main within the room. The gallery has a single opening (no door) giving a single direction travel distance of 20m there is a further distance of 5m to the head of the stair. Off the stair are two offices, both doors will have to be replaced by replica doors.     Hi all, After some advice on fire stopping within low rise residential flats. Company I work for ask that a mini FRA is carried out within a flat when it becomes empty and we’re asked to look at things like means of escape (travel distances, escape routes), conditions of entrance fire doors and compartmentation etc. As part of this, we look at the soil stacks and if fit a intumescent collar if not one present. We have recently came across the below situations where it is difficult and the only way of getting access to the stack is to remove tiles or get asbestos removed.     Should an indoor badminton facility with approx. four courts, some seating and a couple of vending machines be provided with fire extinguishers? The facility will be unsupervised, i.e. there will be no staff members. The general public will hire a court online, and let themselves into the building via a combination lock. That means there will be no 'trained' people to use extinguishers in the event of a fire. Is it advisable to NOT to provide extinguishers as people will simply exit the building in the event of a fire? Providing extinguishers might result in misuse, vandalism, etc. I'd be grateful for any advice.
