I am not aware that christmas tree decorations fall under the description of furniture or furnishings, so any labels would be safety labels and subject to the Trading Standards jurisdiction.

Fire doors should have approved self closing devices to BS EN 1154: 1997 and as far as I am aware all chain types do not conform, consequently you need to change it.

Are the final exit doors from the large room with no windows and the layout needs to be explained more fully.

You would need to know the full layout of the area where the door is located, both sides of the door.

If your electric cupboard is involved in fire you are likely to lose your lights pretty quickly, so it is unlikely you are not going to be unaware very long, then you are going to be glad it is enclosed to a 30 minute standard.

I would think the cupboard needs to be fire resistance to a full 30 minute standard, the detection is an added precaution which is debatable.

The labels he sent are display labels and not permanent labels as they should be, if the manufacturer is british he would be breaking the law and the Trading Standards would deal with it.

It will most likely not be required but as AB has said there could be issues that may require the glazing to be uprated, like a narrow external escape route for instance.

Without a detailed inspection or plans it is impossible to advise you, will be up to the Fire Risk Assessor for the guest house to decide what is necessary and the RP to implement it.

There is no reasons why they cannot use a fire exit to unload provisions, if there was an emergency the lorry would have to move to allow persons to use the fire escape for means of escape. The situation regarding the shared access lane is for the lawyers.

This does conform to ADB vol 1, but assumes you have either a door or an escape window, because in theory it meets the requirement it could be considered satisfactory but I would dispute it and contact an enforcement office of the local fire and rescue service and get his opinion.

If Marie is talking about the Landlord Selective Licensing Scheme which Liverpool and Wirral did partake but i do not know the present situation. If so, she needs to contact the local met council and get more details also the certificate could be the gas safety certificate.

I tried to follow your explanation and not sure if I fully understand it but it does appear that fire safety could be compromised therefore it could be classed as a material alteration requiring building regulation approval so they should check it out with the local building control.
