    Will a 1930,s block of purpose-built flats with 5 flats per floor over 3 floors that are above commercial premises need to have fire doors to each flat entrance. The building in total is over 11 meters but under 18 meters high. Thank you

    Hi. Can anyone tell me if a 3 story holiday let is classed as a small premises or a large one? It is mid-terraced and has living accommodation on the ground floor, 2 bedrooms on the first floor, and 2 bedrooms on the second floor. It can hold up to 9 people at any one time. Thank you.

    Hi. In a four-storey block of purpose-built apartments with 2 apartments per floor, do all the apartment doors need to be fire doors? There are 2 exits from the communal areas, one to the front and one to the rear and each flat has its own fire escape.

    Hi. Can anyone advise me on the following? Does a ground floor open plan restaurant need an alarm system if it has separate apartments above? It currently has sufficient exits, emergency lights, staff training, and extinguishers, etc in place. However, if there is a fire what about the apartments above? I understand that the whole building is owned by the same person. There appears to be a minimum 60 minutes fire separation from the restaurant to the flats and they have their own entrances to the rear.

    Ok. Let me rephrase it. Are you allowed a wooden balcony on the ground floor apartment of a 12 metre storey block of flats. The balcony is not original and has been added at a later date.

    Does anyone know if a wooden balcony on the ground floor of a 12-meter block of flats is legal? All the other balconies are tiled / concrete, but this one appears to have been added recently.

    Hi. Does an electrical room/enclosure of a small commercial premises containing the main fuse box, meters, and distribution board, etc need to be in a fire-rated enclosure or would it be better to place a smoke alarm adjacent to it? The enclosure is on the first floor that only has a staircase up to it, there is nothing else on this level.

    Hi. Does anyone know the regulation for fixed electrical testing in a business. Does it need to be done every 5 years the same as in a communal area in a flat?

    Hi. Would a low-risk detached commercial building of approx 2400 sq feet with 3 separate businesses of approx 800 sq ft each need emergency lights and or an alram system fitted. Each individual unit has sufficient fire stopping between units and a maximum of 3 employees. Housekeeping is good in each unit, there are no dangerous substances in the units, no cooking is done,no hot works processes or high-risk activities are carried out at all. Each separate unit has 2 final exit doors.

    Hi Is a nominal type Fire door which is at least 44 mm thick still legal on an apartment front door in a communal area if it is good condition. Do you need to retrofit it with a door closer and intumescent / smoke seals or can it be used without them.
