Fire Doors and Closing Devices

Featured Replies

Hello

I currently own and live in a 2 bedroom flat in Scotland. I live on the 5th floor of a block with 6 floors in total.

All the doors in the flat are fire doors and all have self closing devices (with the exception of the 2 bathrooms).  They are essentially just overhead hinges but do the job fine.

I just wanted clarification on whether it is a legal requirement to have self closing devices on all doors? Prior to buying the flat I rented it for a couple of years and wasn’t sure if these devices were on the doors due to landlord requirements?

Many Thanks

You only legally need an approved self closing device on the exit door from the flat into the communal area , the door must comply with FD30S specifications as well.

As you are in Scotland the Scottish Technical Standards apply, but certainly in England & Wales it used to be a requirement for these closers to be fitted as standard even in private dwellings, not just rentals, but as everyone just disabled them they changed the requirement to only apply to things such as flat front doors, doors from garages into dwellings etc.

Other than the flat front door you are no longer required to have self closers on any door so they can all be removed leaving just the one on the front door. Unless your bathroom contains an unusual fire hazard like a boiler it doesn't even need a fire door so a lighter weight door can be fitted.
