Air Pressure issues and Fin strips as a solution

Featured Replies

Hi all, back to the hive mind for some advice on the following. We've done a lot of upgrades to existing nominal FD30 flat entrance doors, adding lots of fittings to bring them closer to current standards, one of those fittings being intumescent brush seals. We've got a couple of the flats that are struggling with air pressure issues in the hallways that are stopping the closer from working properly, open a hallway door and it closes perfectly, close the door and the air pressure stops it. Had a couple of thoughts on potential solutions as below but if anyone could add/recommend a solution or offer any thoughts on the ones below we're more than open to it.

Possible Solutions we'll try;

1. Play with the closer adjustment to see if we can get it to work but reluctant to have a really heavy latch/slam as it will be extra noisy/slammy (made up word) if the hall doors are open and the potential for little fingers to get hurt is higher. The Rutland website suggested upping the power setting to give it a little extra oomph.

2. Try a different brand of brush strip, currently using Pyroplex but the chippy noted that Howdens own brand were a little softer so may help reduce resistance.

3. Try the fin type of seal, someone said these are easier on the closer. Need some extra advice on these ones as never used them before; a) I'd normally be inclined to go for the double blade but then the whole purpose is to make the door close easier so thinking the single blade makes more sense as less resistance. b) can you mix brushes and fins on the same door, ideally we'd be looking to make minimal adjustments so would like to just change the leading edge and possibly the top.

Thanks in advance, Richard

You could slow down the self-closing speed to allow more time for transfer of air between compartments.

Fins are more forgiving than brushes in terms of resistance between surfaces (door edges and door frames) but do not mix brushes and fins on the same door.

Or you could try a smoke/acoustic seal fitted to the door frame on the rebate stop instead. Lorient LAS700si but there may be others. Obviously you will still need an intumescent fire-only seal.
