Escape windows instead of fire doors

Hello,
I was wondering about the new property I am buying. Me and my partner will be renovating it when the process of buying goes through. I would like to change the internal doors inside. Some are fire doors the seller has mentioned. I had done some research and it has mentioned on a ground floor flat you don't need fire doors as long you have means of escape. Every room has a window. Plus if the habitable areas are linked to the hallway. Which they all are just wanting to ask you guys to see what you think of the situation.

I am assuming you are buying a flat on the ground floor and the front door opens into the common area. If you have been researching Approved Document Part B Fire Safety vol 2, then I would come to a similar interpretation based on the information you have provided. However some points to consider, the front door require being FD30s fire door, self-closing and the escape windows need to comply with section 2.9 also a grade D LD2 smoke detection is required.
