Hi all

We have many door sets that have been identified on an inspection as needing to be replaced. 

We have been quoted £1500 inc vat for fd30 doorset including closer, ironmongery, stops and architrave. 

Does this sound reasonable? They have FDIS accreditation 

I'd be asking why they all need full replacement rather than repair first and checking what minimum standard is required by the FRA. I see too many doors replaced where government guidance & risk assessments permit original doors, repairs and upgrades.

I've seen that price range quoted around before a few times.

Many of the doors and frames have been poorly fitted, meaning frames are out of square and the doors have been cut out of square to match and despite this there are massive gaps all over the place. 

This is a 1990s building but I don't think the carpenters who installed these could have been qualified! 

The owner of the building is very reluctant to agree that all of this work is actually required, but everything the surveyor has said in his survey makes sense. We are a nursing home so our policy in the event of a fire is to use progressive horizontal evacuation, moving people at risk a minimum of 2 fire doors from the smoke/fire.

Our current fire risk assessor hasn't said we need to get third party fire door inspections done, whereas I know a lot of assessors insist a third party assessor should be brought in to do checks of all fire doors. 

I need to be confident that this work is definitely required so I can convince the building owner to go ahead with the works 

If the doors won't perform as intended due to wear & tear or poor original install then remedial work is required to remain compliant with the law and more importantly to keep residents safe especially where the premises are not fully evacuated as is the case with healthcare and care premises.

As this involves capital work it may be wise to use an independent specialist (who would not be doing the repair/replacement work) to give a detailed assessment, also indicating where repair is possible as oppose to replacement. The inspector and risk assessor should work together to determine the benchmark standard to which the doors must meet as minimum (although being post 1992 it would likely be current standard FD30/FD60/FD30S/FD60S doors)
