HI GUYS, LOOKING FOR SOME ADVICE. WE HAVE A DOUBLE SET OF DOORS FD60 INSTALLED WE HAVE 3MM GAPS ALL ROUND THE FRAMES BETWEEN THE LEAFS AND THE FRAMES AND WITHIN THE 10MM GAP ON THE BOTTOMS, HOWEVER WE HAVE COMBINED INTUMESCENT STRIPS WITH THE SMOKE FIN ALL ROUND AND ON WHERE THE LEAFS MEET, NOT SURE IF THE DOORS ARE SUPPOSED TO BE FD60S OR JUST FD60 BUT THE SMOKE STRIPS ARE INSTALLED ANYWAY. 

THE PROBLEM WE HAVE IS IF WE TRY TO ACHIEVE A 4MM GAP SAY WHERE THE LEAFS MEET THE DOORS CATCH ON THE SMOKE FINS AND DO NOT CLOSE COMPLETELY MEETING THE MAG LOCK, SO WE THEN TRY TO RAMP UP THE DOOR CLOSER TO ACHIEVE THIS AND THE DOOR THEN CLOSES TO FAST AND HARD AND BOUNCES BACK OF THE MAG LOCK WHICH DOES NOT HELP. HAS ANYBODY FACED THIS BEFORE? AND WHAT IS THE SOLUTION? AT PRESENT WE HAVE AROUND A 5 - 6MM GAP WHERE THE LEAFS MEET TO ENSURE THE DOORS CLOSE BUT THIS IS OBVIOUSLY NON COMPLIANT. 

 

This can be a troublesome issue and as you say the gap (according to BS 8214) should be 4mm maximum with the smoke seal fin just in contact with the meeting edge of the  opposing leaf.

First, make sure that the smoke seal is fitted to one leaf only and not both.  Then make sure you are using a single fin smoke seal to reduce friction.  If that doesn't work change the self-closer for one that has latching adjustment - the door should close steadily (not fast) and the latching adjustment should pull the door shut at the point where it is almost-closed.
