Good morning I wonder if you could help a confused soul.

Our block of flats was built between 2002 and 2004. My understanding is to comply with building regulations at the time fd30 doors had to be fitted and they need to be tested as a door set. At this time there was no requirement to have labels on the doors etc. In 2005 new rules came in that  required labels on doors. Since 2002 there is no longer the paper work to verify the fd30 door. The doors are steel with wooden frames with fire expanding strips.

In a recent inspection the tests which were applied related to the the current standard so every door failed. While I can understand issues with gaps and painted over fire strips would be instant fails the doors hinges surprised me.

How do inspectors verify that doors are nominal / notional. ?

One of the flats has split damage to the frame can this be repaired or does it need to be replaced  ?

can a fire door be installed by a carpenter and what paper work would be need from him to 

 

Any advise incidence would be appreciated.

Our resident fire door expert will be along to assist, but your doors do not have to be to current standards as a matter of course and a decent fire door inspector with the right skills, knowledge and competency would be able to give an opinion for your risk assessor to consider - there are too many 'zero to hero' inspectors only trained in new doors, with the result loads of unnecessary door replacements have occurred.

It's an unusual set up though - I usually only see metal doors in metal frames and they don't need intumescent strips, just smoke seals if an 'S' door (which they should be)
