My solicitor is asking for FRAEW. Seller said he doesn't have one. There was fire risk assessment done before but expired a year ago. What to do now. Report
March 24, 20251 yr comment_48391 Fire Risk Assessments have no expiry date in law if the premises have not changed - as this should address the external wall (either to say it is low risk or that it needs an FRAEW) it should suffice. An FRAEW can run into four figures or more to obtain and in a small traditional build like this would be disproportionate, however some lenders and solicitors are out of touch from reality in the current climate. May 8, 20251 yr comment_49102 Hi I have a small block of flats, two storey and on the first floor are a number of "bay windows" with spandrel panels attached, I cannot find out any product information on them regarding any fire safety performance. Would this be risk assessed as low risk due to the placement and minimal coverage? Thanks in advance. Report
May 10, 20251 yr comment_49143 PAS9980 addresses this (particularly the new version in draft if published as it stands) with very small buildings like this being low risk, but if in doubt ask a competent FRAEW assessor as to their thoughts, although a full FRAEW is unlikely to be required Report
