Fire Risk Assessment - Ground Floor Flat in Mews Setting

Featured Replies

I wonder if anyone can provide some concrete advice about this. I have a ground floor flat in a mews setting of 11 properties (flats and houses). I am selling the flat and the buyers solicitor is insisting that a Fire Risk Assessment is completed. The managing agent indicates it is not applicable as there are no communal or common areas and every property has its own external front door to the courtyard and car park.

Can anybody provide a categoric answer with a bit of evidence please. Much appreciated. I have attached a couple of photos for information

Where a building contains two or more domestic dwellings, a fire risk assessment is required as the external walls and structure must be considered. This is regardless of any internal common areas.

As Stuart has linked, the way the legislation has been worded would pull your block into requiring an FRA for the external structure - although many believe this was never intended it's the way it stands in law.

It's pretty low risk in the grand scale of things, but is something expected by lenders and conveyancers
