August 5, 20232 yr comment_37903 Should and are a FRA be available to all residents in a multi occupancy block of flats, by asking the Leaseholder,or should each flat owner be given a copy as well as all new flat owners who move in. Also should all residents be advised of any work required to make the flats/building conform to the FRA. Report
August 7, 20232 yr comment_37943 Certain information must, by law, now be shared or made available to residents and in relevant premises under the Building Safety Act residents are legally entitled to request access to a whole range of info including current and previous risk assessments, etc All premises (on occupancy and annually} "Responsible persons need to provide residents with instructions on: how to report a fire a reminder of what the evacuation strategy is for that building any other instruction that tells residents what they must do once a fire has occurred, based on the building’s evacuation strategy" Report
August 10, 20232 yr comment_38019 Shouldn't leaseholders who sublet also be reminded of their obligations within their property as landlord? For example:https://www.gov.uk/government/publications/smoke-and-carbon-monoxide-alarms-explanatory-booklet-for-landlords/the-smoke-and-carbon-monoxide-alarm-england-regulations-2015-qa-booklet-for-the-private-rented-sector-landlords-and-tenants Report
August 11, 20232 yr comment_38039 That would be sensible and in line with the holistic 'whole building' safety approach the BSA amendments aim to introduce. Report
August 30, 20232 yr comment_38329 Hi there, I have a client that seems to believe that their FRA for a 14 storey mixed use (commercial, hospitality and residential) needs to be shared with all residents / leaseholders, is this correct? Report

Yes, s156 of the Building Safety Act requires the risks & protective measures detailed in the FRA to be made available to residents and for other information to be provided to and FRAs aligned with other Responsible Persons. https://www.gov.uk/government/publications/check-your-fire-safety-responsibilities-under-section-156-of-the-building-safety-act-2022/fire-safety-responsibilities-under-section-156-of-the-building-safety-act-2022 Report

Or can they provide details on how to obtain a copy of the FRA - e.g. clearly display information on how to request a copy at noticeboards on each floor? Thank you Report
