Hi all, After some advice on fire stopping within low rise residential flats. Company I work for ask that a mini FRA is carried out within a flat when it becomes empty and we’re asked to look at things like means of escape (travel distances, escape routes), conditions of entrance fire doors and compartmentation etc. As part of this, we look at the soil stacks and if fit a intumescent collar if not one present. We have recently came across the below situations where it is difficult and the only way of getting access to the stack is to remove tiles or get asbestos removed. Doing this causes loads of issues
 

My question is, do we legally have to fire stop within flats or is it just to the common areas only?

There is a legal requirement for fire stopping.

Have you checked the other side of the wall?

Is the wall a fire wall?  The design detail should tell you what needs to be done

Is this the case inside flats at all heights I.e below 11m etc?
 

We work in old council properties, some flats are only 2/3 stories and soil stacks will be going either up through the concrete floor to the flat above or into loft spaces
