I'm happy to pay but is a section 20 void because it's just for the Fire Risk assessment and inspection of gabel end cladding and states works are neccasary to comply with the building insurance but none has said any works need doing and won't know until the fire risk assessment and inspection of gabel end cladding had taken place. I believe if it is what the law is saying in the landlord and tenant 1985 act there are no works actually happening it's just an investigation AI.. is saying that if it's void it will certainly help me to carry on with my move and if, works are needed after the inspection then we would have exactly what works are needed doing and costs so we can work something out to pay for this possibly by doing a cash back allowence in our contract but still be able to move. That the buyers lenders would still go ahead with knowing the costs and how we will pay for it.

We live in a converted chapel with only two flats one leasehold us and the other is the freeholder who owns the ground floor flat. We are in the process of selling our leasehold flat and have received a section 20 saying they are wanting a fire risk assessment done and also inspections of the gabel end cladding to the front of the building. Reason is because the building insurance says that it has to be wood on brick with no infill. We paid our half of the building insurance in may and was not told of any issues regarding it. We are no worried about our sale being able to continue. We probably thinking October was going to be exchange and complete. Is there anything we can do as our buyers lender won't approve the mortgage while this is going on.
