I have ben trawling the internet and found a bit more info as follows from other forums but am still not able to find a document that specifies what the standards were in 2003! "If memory serves me correct the 25mm deep stop is a throwback from the original British Standard for fire doors from 1947ish(?), which gave very specific methods of construction of the door and frame rather than a method of testing Its subsequently been found to be unnecessary and again if my memory is correct, I believe it has been found to actually increase the passage of cold smoke by helping to "draw" the smoke through the frame. For information a door designated FD30 does not require cold smoke (brushes) seals, and in fact in some cases should not be fitted, ie protected domestic stairs where there is no detection in the rooms opening onto the stairway." AND " FD30 doors aren't specified by BCOs, they are tested and specified by door manufacturers. The test certificate will say something along the lines; this door is an FD30 door when used with x, y, z door stops, frames, etc. The most common door stop spec (for fire testing purposes) is 12mm but that's not to say a manufacturer hasn't tested a door with 25mm stops." Our development was built to a good standard, so I doubt very much if they would have skimped on hinges on service cupboard doors? If anyone else has anything they can add to confirm the above comments we would be most grateful.
  2. Hi AnthonyB, Thank you for your reply and apologies for the delay in my response, I have been checking the gaps etc so as to be accurate. Specifically: Did smaller doors for services (Water stop cock, gas or electricity meters and others for Lift equipment) on landings require 3 hinges back in 2003? What was the acceptable frame gap in 2003? Some doors are within 4mm but others have gaps around 5mm, a couple at 6mm and one is 8.5mm one side and 5mm the other, so hinge adjustment will not solve that problem for that door(lift equipment in that cupboard) What was the acceptable Threshold Gap in 2003? Quite a few are just over 15mm, a couple at 10mm, one at 12mm and one at 13mm.
  3. Hi, We have just moved to an flat on floor 3 (top floor) of flats constructed between 2001 and 2003. We have had a Fire Door Survey undertaken of all the flat doors and communal doors in the two blocks. This has shown a number of issues that they flag as red but Gov notes in 2025 confirm that if the doors met the regs in 2001- 2003, it is not necessary to retrofit Intumescent or smoke seals etc. However, I am struggling to find a copy of the regs that applied at the time to check what the regs were for the number of hinges required on service cupboard doors, recommended gaps around the door frame and doorstop size. Is anyone able to advise please as we do not wish to spend money on unnecessary work? Many thanks Yvonne
