  1. Worked  in a few nursing/ care homes  doing maintenance and two things always happened   external kitchen door always open and internal kitchen doors always wedged open,extraction always running.

    So a huge risk of fire/ smoke spread.

    Reason being theyre  open is for ventilation and access for staff with plates cups trolleys etc.

    Probably same in cafes and restaurants, but without the added risk of lack of staff and imobile  persons in large buildings.

    Have what ever doors you want 30 or 60 mins but if theyre not  used, a waste of effort by all.

     

  2. Should and are a FRA be available to all residents in a multi occupancy block of flats, by asking the Leaseholder,or should each  flat owner  be given a  copy as well as all new  flat owners who move in.

     

    Also should all residents be advised of any work required to make the flats/building  conform to the FRA.

Hello, i visit many flats on my work journeys, and a lot of entrance door in blocks of purpose built flats have  been  fitted with Yale type locks,mortice dead and sash locks, non euro profile, non fire rated  letter plates,no smoke or intumescent seals, nearly all flats are privately owned and are leashold.

    Question is their a time limit  set by Government for all these doors and frames to be replaced to  current safety standards as above.

    Also can  lack of funding be used as a valid reason for not  doing the work, eg residents not having the  funds or refusing to  pay for the replacements.

  5. Had this before on  terraced houses,  where the g/f walls are brick, and  the landlords want a fire door fitted.

    So remove existing door and frame,then  measure opening and get a frame and fire door made for the size of opening,

    Make the opening wider, by removing bricks and re building/replastering wall,fit  off the shelf  fire door frame and  door.

    or my answer just walk away from the job, huge mess disruption and costly to do.

Hi Tina, the frame of the door will also require a deeper rebate to be fitted  eg, by planting on a hardwood strip    on the  outside edge of the door where it touches the door, i would also be checking    to the sides of the frames that there is no gap behind the arcitrave,  seen door frames with gaps here between frame and brickwork.

    Also the  yale lock will need to be removed if fitted and hole filled as will  the   large key  operated  mortice lock and  refitted  with a  euro  type lock and key and a thumb turn  on the inside.

    So much easier to  replace the door and frame , but more costlier.
