fire risk assessment and the law

Hello,

can anyone help with this please? we live in a flat which is a large converted house (8 flats). All flat owners are part of the management team. We have had a fire risk assessment completed but wanted to know is any of this a legal requirement, Most comments have the word 'recommended' by the side. Also is our buildings insurance affected by any of the comments?

The common areas including the front door to all flats are subject to Regulatory Reform (Fire Safety) Order 2005 and the management team is designated the Responsible Person (RP) who has a duty to implement the order. The fire risk assessor, advisors you of the actions required but the final decision is the RP's (management team) to implement the advice in the way they consider necessary.

As to the buildings insurance being affected you would need to speak to them.
